March 30;, 1964~ et 2:00 o'clock P.M., notice of s~ id public headag haviag been duly given as required by
law and in eccordence mith the provisions of the Maheim Municipal code, Cheptee 18.64, to hear and consider evidence
for and against said proposed coaditior.nl use and to investigate and make fittdinga and recommendetiaas in connection
thetewith; and ,
WHEREAS, said Commisaion, eftet due inspection, iavestigation, and atudy made by itaelf ead in its!behelf, and
after due consideration of all evideaca c+nd reporta offeted at seid headng, does fiad end determine the~following fncts:
i. 'Thr~t the proposed use is properly one for which a Conditiottel,Uae Pecmit is authodzed by this rode, to
` wit:estabTish a,one and`twc-story multiple family planned residential development on subiect
property, with waiver of qaraqes to construct carports, and waiver of the ~ne-story height
limitation within 150 feet of R-A, Zoned property to construct two-story apartments.
2. That the proposed use will not adversely affect the adjoining land uses and the
growth and development of the area in which it is proposed to be located.
3. That the size and shape of the site proposed for the use is adequate to allow the
full development of the proposed use in a manner not detrimental to the particular area
nor to the peace, health, safety, and general welfare of the Citizens of the City of Are heim.
4. That the granting of the Conditional Use Permit under the conditions imposed, if any,
will not be detrimental to the peace, health, safety, and general welfare of the Citizens
of the City of Anaheim.
5. That under the authority of Codea Section 18e64.070, waiver of the structural height
limitation on one-story within 150 feet of R-A, Residential Agricultural, Zoned property to
,permit two-story construction, and waiver of the required garage s to permit construction of
carports is liereby granted.
6. That one person appeared in opposition to sub3ect petition. '

NOPI, THEREFORE, IIE IT P.E50LVED thet the Aneheim City Planning Commission does hereby gcant subject
Petition far Conditionai Use Permit, upon the follow9ng conditions which are hereby found to be e necessary prerequisite
to the proposed use of the subject property in order to preserve the safety end general welfare of the Citizens of the
City of Anaheim:
1. That the owners of subject property shall pay to the City of Anaheim the sum of
$25.00 per dwelling unit, to be used for park and recreation purposes, said amouttt to be
paid at the time the building permit is issued.
2. That trash storage areas shall be provid.ed in accordan~e ~xith appruvec~ plans on file
the office of the Director of Fublic Works, prior to final bui'ding inspection.
3. That fire hydrants shall be installed as req~~ired and determ3ned to be necessary
by the Chief of the Fire Department, to be installed prior to final building inspection.
4. That this Conditional Use Permit is granted subject to the completion of Reclassifi-
cation No. 63-64-101.
5o That subject property shall be developed substantially in accordance with plans
and specifications on file with the City of Anaheim, marked Exhibit Nos. 1 through 8.
6o That a 6-foot masorry wall shall be coastructed along the north, west, and south
property lines prior to final building inspectiono
7o That the rear and side walls of the proposed carports shall be f inished with exterior
building materials, that enclosed storage cabinets of a minimum capacity of 100 cubic feet
shall be provided at the rear wall of each carport, and that adequate bumper guards shall be
provided to protect the interior walls of the carports prior ~o final building inspection.
