A RESOLUTION OF THE CITY PLANNIN~ OOMMISSION OF THE CITY OF ANAHEIM
' THAT PETITION FOR VARIANCE NOo 1631 BE GFtANTED

~ WHEREAS9 i;he C3ty Planning Commission of the City of M aheim did receive a verified
Petition for Variance from VICKO AND PERY FIAMENC09 2525 West Orange Avenue, Anaheim, California,
Owners; AVALON SAVINGS AA1D LOAN ASSOCIATIDNg P, Oo Box 6689 Wilmington, California, Agent of
certain real property situated in the C3ty of Anaheimy County of Orange, State of California,
described as the East 5 acres of the South '10 acres of the East 18045 acres of the southwest
quarter of tho northwest quarter of Section 169 Township 4 South9 Range 10 West9 in the Rancho
Los Coyotes9 as per map recorded in book 51 page 10 of Miscellaneous Maps, in the office of
the County Recorder of said county~ EXCEPT the East 80a00 feet of the South 200000 feet thereofa
Said land is shown ~n a map filed in book 26 page 10 of Record of Surveys9 in the office of
the County Recorder of said county~

WHERFJIS9 ~the City Planninq Commission did hold a public hearing at the City Hall in the
City of Anahe~m on April I39 1964„ at 2a00 o°clock P,Mo9 notice of said public hearing having
been du'ly given as required by law and in accordance.with the.provisions of the Anaheim Municipal
Code9 Chapter.18~689 to hear and consider evidence for an~ aqainst said proposed variance and
to investigate and mal:e findings and recommendations in connection therewith; and
WHEREASy said Commission, after due inspection9 investigation, and study made by itself
and in its behalf, and af.ter due.consideration of all evidence and reports offered as said
hearing, does find and determine.the following factss
Io That tl~e petitionar reGuests~a variance from the Anaheim Municipal Codet Section
18o24a030(4-a)9..which raquires that the lots in a R-1 subdivision shall be a minimum width
of 70:feet9 and a.minimum area of 7200 square feet; Section 18004„090(1-~h-1)9 which raquires
i:hat the front yard of a.reverse corner. lo.t shall have a six-foot fence, wall or hedge9 and
may be erected.in the normal inside side yard and rear yardy except that such fence9 wall or
hedge may not extend along the rear yard beyond the side ~rard setback of the reversed corner
lot; S~ction 17~OBo100(c) wh3ch requires that reverse.corner lots shall have a minimum width
of 7&lr feet; Sectioh .1.8~200030(2-b)y which requires.that the side yard of a reversed corner iQt
shall not be.less t~~n 50;~ of the front yard required on the lots in the rea.ch of such corner

Petition for Varience, upon the following conditions which ere hereby found to be a necessery prerequiaite to the pro_
potied use of the subject property in order to preserve the safety end general welfere of the Citiaens of the City of

lo That a Final Tract Map of subject property be approved by the City Council and
