1. Thet the ptoposed use ia propeely ona for which a Conditionel Use Permit is authorized by this Code, to wit:

use would be dei:rimental to the highest and-best development of ad.iacent propertie5.

4a That a recent.amendment.to the ~arking requirements for the proposed use stipulated
that the.minimum amount of parkirig permitted for the size of a structure being proposed should
be 10 spaces from which the petitioner requested a waiver.
5. That the proposed use would create an undesirabie area for high school students to
assemhle.
6. That the abutting property owner to the east has acqulred all the remaining parcels
frDnting on Lincoin Avenue in the block in which subject property is located, and that the .
proposed private nlan of redevelopment.of these propes•ties would be handicapped if the proposed
use were permitted, and further, that the owner of sub~ect property should be encouraged,
given the small size ~f the property9 to work for.the.highest and best property developmer}t
of.the .sub,ject and abutting properties to the eas± for the frontage nn S.incoln Avenue.
