WHEREAS, the City Planaiag Commisaioa of the City of Aneheim did receive a verified Petition fot Conditionail

1305 West Valencia Drive, Fullerton, California, Agent of certain real property situated
in the City of Anaheim, County of Orange, State of California, described as Lot No> 20 of
Tract No. 5078, and further described as 1116 Fountain Way

WHEREAS, the City Planning Coomission did hold a publlc hearing et .the City Hall in the City of Anaheim on
April 27~ 1964~ at 2:00 o'dock P.M., noUce of said public hearing having been duly given es required by
law end ia eccocdance with the pmvielons of the Aneheim Municipal code, Chapter 18.64, to hear and conaider evidence
for and againat aeid peopoaed conditional use and to iavestigate aad make findings and recommend~tions ia connection

the ecea in which it is proposed to be located.
3. Thet the size and shepe, of the site propoaed for the use is adequete to allow the full development of the
proposed use in a manner not detrlmental tq the particular ecea nar to the peace, he.alth, sefety, and generel welfare
of the CiLzens of the Clty of Anahelm.
4. Thet the gcenting of the Canditionel Use Permit uader the conditi~ms imposed, if any, will not be detrimental

Petition for Conditionel Use Permit, upon the following conditions which are hereby faund io be a necessnry pcetequisite

lo That subject property shall be developed substantially in accordance with plans and

2. That a bond.in an amount and form.satisfactory to the City of Anaheim shall be posted !
tj with the City to guarantee.the installation of a 6-foot masonry wall along the east property ;
~ line, prior to the time that the Building Permit is issued or within a period of 180 days
>,? from date he.reof, whichever occurs first, or such further time as the Commission may granto
?:j 3. That installation of landscaping shall be as indicated on Exhibit No 1 on f ile with
~ the City; and that plans for said landscaping shall be submitted to and approved by the
