RECOMMENDING TO TAE CITY COUNCIL OF THE CITY OF ANAHEIM THAT

Anaheim, California~ Owners; WILSON~NAKAMURA, 2760 West Orangs Avenue, Anaheim, California,
Agent of certain real property situated in the City of Anaheim, County of Orange, State of
California, described ay the North 239050 feet of the West'~52o00 feet of the East 517D00
fset of the northeast quarte: of the northwest quarter of the southeast quarter of Section
13 Township 4 South Range 11 West, in the Rancho Los Coyotes, as per map recorded in book

WHEREAS, the City Planning Commission did hold a public hearing et the City Hall in the City of Meheim on
April 27~ 1964~ et 2:00 o'clock P.M. notice of said pub~ic hearing having been duly given ea required ~by
law end in accordance with the pcovisions of the Anaheim iVlunicipal Code, Chapter 18.72, to hear and consider evidence
for and against seid pioposed reclassificetion end to investigete and make findings and recommendetions in connection
thetewith; and •
WHEREAS, seid Cammission, after due inspection, investigation, end study mede by itself and ir. its behalf, end
aEter due consideration of ell evidence and repocts offered at said hearing, does find and detecmiae the following facts:
1. Thet the petitioner pTOposes a ieclassifi~ation of the above described property from the R~-A, Residential
Agricuitural9 Zone to the R-19 One Family Residential, Zoi~e to create 2 R-1 parcels of land
for the construction of ~wo homeso
2. That the proposed reclassification is in conformance with the General Plano
3. Thnt the ucoposed ieclessification of subject property is necessary and/or desirable for the orderly and pro-
per development of the community.
4.= That the proposed reclessificatiou of subject pcopert; does properly rela[e to the zones and their permitted
uses locelly esteblished in close proximity to subject property end to the zonee and their permitted ases generelly esteb-
lished throughout the community.
5o That the.proposed..reclassification of subject property does requixe dedication for
and standar~3 improvement of abutting streets because said property does relate to and abut
upon streets and.highways which are proposed to carry the type and quantity of traffia, which
will be-c3enerated by the pe:rmitted uses,_in accordance with the circulation element of the
General Plane

NOW, THEREFORE, SE IT RESOLVED lhat the Aneheim City Planning Commission does heceby recommend
to the City Council of the City of Anaheim thet subject Petition f~r Reclessification be approved and, by so doing,
that Title 18-Zoning of the Aneheim Municipal Code be emended to exclude the ebove described property from the i
R-AS Residential Agricultural~ Zoney and to incorporate said descrihed property into the
R~1, One-Family Residential, Zone, upon the following conditions whlch are hereby four.d
to be a necessary prerequisite to the proposed use of subject property in order to preserve
the ~afety and general welfare of the citizens nf ths City of Anaheimo
