to the proposed use of the subject property in order to presecve the safety end generel welfare of the Citizens of the i
City of Anaheim:
lo That the owner of snbject property shall. deed to the City of Anaheim a strip of land'
60~feet in width as shown on Exhibit tao< .1 for a new streeto
2. That the owner of subject property sha11 pay to the City of A~taheim•the sum of-15~ i
per frorrt foot along the newly dedicated street~.for tree planting purposese
3e That street imprvverrtent platrs shall be-prepared aad all enginzering requirements-of
the'~ity of -Anaheim along the newl~ dedi~ated street9 such as curbs and gutters, sidewalks, ;
street grading snd paving, drainage facilities, water system and fire hydrants, and other
appurtenant work shall be completed as xequired by the City Enginees and in accordance with
standard plans and snecifications on file in the•office at the City.Engineerj and that a bond
in an amount and form satisf actory to the Gity of Anaheim shal~ be posted-with the City to
guarantee the installation of said e~gineering requirementsa
4o That the oWner of subject property shall pay to the Cit of Anaheim the sum of $2000
per front foot along the newly dedicated street, for street ligh~ing purposes; or install a
street light system in accordance to a street lighting plan approved by the Director of Public
Utilitieso
5o That Condition Noso 1, 2, 3, and 4, above mentioned9 sha11 be complied with prior to '
tHe time that the Building.Permit is issued or within a period of 180 days frortf date hereof9 ~
whichever occurs first, or such further time as the.Commission may granto
6o That trash storage areas shall be provided in accordance with approved plans on file
in the office of the Director of,Public Workso '
7o That fire hydrants shall be installed as required and.determined to be necessary by
the Chief of the ~ire Dep~tmenta
R, That Condition Noso 5 and 6, above mentioned, shall be complied.with prior to final
building inspection~
9o That sub~ect property shall be developed substantially in accordance with plans and
specifications on fils with the City of Anaheim, marked Exhibit Nos~ 1, 2, and 3.
10, That a 6-foot masonry wali shall be constructed along the.north and west property lines~
