WHEREAS, the City Plenniag Commisaion of the City of Aneheim did receive a vedfieil PetiUon for Reciaaeifica-
tionfrom COSTA N~SA SAVINGS AND LOAN, 1895 Newport Boulevard, Costa Mesa, Calffornia, Ownerq
DAUID W.,.HOOK, 1780 West Lincoln Avenue, Suite H, Anaheim, California, Agent of certain
real property situated in the City of Anaheim, County of Orange, State of California,
described as the North 2.88 acres of the East half of the 5ou•theast quarter of the North-
east quarter of the Southeast quarter of Section 7, Township 4 South, Range 10 West, '

May 11~ 1964~ at 2:00 o'clock P.M. notice of said public h~edng having been duly gtven eo requir~d •by
law and in accordence with the provisions of the Aneheim Municipal Code, Chepter 18.72, to heai end consider evidence
for and ageinst said ptoposed recleasificecion and to inveatigete and meke fIndings and recommendetlone in connection
therewith; and ,
WHEREAS, said Commis~ion, after due inspection, investigation, end atudy made by itseif end in its behalf, and
efter due consideeation of all evidence and reporte ofEe:ed et saId headng, does find end determine the following fecte:
1. 'Thet the petitioner proposes e reclessificetion of the ebove degcriLed pmperty from tha R-A~ Residential
Agricultural, Zone to the R-3, Multiple Family Residential, Zone to establish a multi-story
anartment building on subject propertya
2e That the proposed reclassification is in conjunction with a General Plan Amendment
No. 17,.previously recammenciad ~,or appraval in canjur,:tion with Conditioi~ai Use Perm3t No. 56I.

upon stseets and highways which are proposed to carry the type and quantity of traffic, which

General Plan.

NOW9 THERF~pRE9_BE IT RESOLVED that the Anaheim Ci~ty ?lanning Comr,~ission does hereby
recommend t4.the City Council•of .the City of Anaheim..that subject Petition for Reclassification
be..appro~Ed..and, by..so doing, that Tit1e.1R-Zoning.o£.the Anaheim Municipal Code.be amended to
exclude the above described property from the R-A9 Residential Agricultural, Zone, and to
incorporate said described property into the R-3, Multiple Family Residential, Zone upon the
following conditions which are hereby found to be a necessary prerequisite to the proposed use
of subject property in order to.preserve the safety and general welfare of the citizens of the
City of Anahe3nto
lo That-the.owner of subject property shall deed to the City of Anaheim a strip of land
60-~feet in width, from the~center line of the street, aloFlg Brookhurst Street, for street
wider,ing purposeso
20 .That street improvement.plans shall be prepared and all engineering requir.ements of the~
City of Anaheim along Brookhurst Street, such as curbs and gutters, sidewalksy street grading
and paving, drainage facilities, or other appurtenant work.shall be completed as required by
the Cit y. Engineer and in accordance with standard plans and•specifications on file in the office~
of the City.£ngineer; and that a bond in an amount and form satisfactory to the City_of Anaheim :
shall be posted with the City to guarantee the installation of said engineering requirements,
3o That the owner of subjec} property shall pay to the City of Anaheim the sum of $2,00
per front foot along Hrookhurst for street lighting.purposeso
4o That tree wells shall.~ie provided at approximate 40-foot intervals in the Brookhurst
Street parkway abuttin~ subject property.that plans for.said tree wells and planting of trees
ti~ereiny shall be submxtted to.and approved by the Superintendent of Parkway Maintenattceo .~~
5o That Condition Nos, 1, 2, and 39 above mentioned, shall be complied with prior to the
time the-Building Permit is issued or within a period of 1R0 days from date hereof, whichever
occurs first, or such further.time as the Commission may granto
6a That trash storage arEas shall.be provided in accordance with approved plans on file
in the office of the Director of Public.Workso
7o That.fire hydrants shall be installed as required and determined to be necessary by
.the chief of the Fire Departmento
R, That the owners of subject pxoperty sha11 pay to the City of Anaheim the sum of $25000 ~
per dwelling.unit, to be used for park and recreation purposesy said amount to be paid at the ~
time the building permit is issuedo
9b That the completiori of these rsclassification proceedings is contingent upon the
