WHEREAS, the City Plenning Commission did hoid e public headng et the City Hall in the City of Aneheim
on May 25~ 1964~ at 2:00 o'clock P.M., notice of said public hearing having oeen duly glven as requi~ed
by law and in eccotdence with the provisions of the Anaheim Municipal Code, Chepter 18.68,to hear and consider
evidence for and against seid proposed variance end to inrestigete end meke findings and recommendetions in connec-
tion therewith; end
WHEREAS, seid Commission, after due insoection, investigation, end study mede by itaelf end in its behalf,
end after due consideration of all evidence end reports offered es said heering, does find and determine the following
facts:
1. Thet the petitioner cequests a verience from the Aneheim Municipal Code: Section 1~032~060~ whlch
requires that the height of any structvre in the R-39 Multiple Family Residential, Zone
be one-story within 150 feet of R-ly One Family Residentiai, Zoned property to establish
a two-story 4-unit studio apartment building on sub~ect propcrty~
2. Thet there ere exceptionel or ext~aordinary circumstences or conditions eppliceble to the propecty involved '
oc to the intended use of the property that do not apply genereliy to the propedy or cluss of use in the same vicinity ;
and zone.
3. That the requested varience is necessary f~r the preservetion end enjoyment of e substentiel property right
possessed by other property in the same vicinity end zone, end denied to the propedy in question.
4. Thet the requested verience will not be materially detrimentai to the public welfate or injuriou~to the prop-
edy or improwements in such vicinity and zone in which the property is loceted.

NOW, TAEREFORE, BE IT RESOI.VED thet the Anaheim City Planning Commission does hereby grant subject
Petition for Variance, upon the following conditions which ace liaceby found to be a necessery precequisite to the pro-
posed use of the subject p:operty in order to preserve the safety and general welfere of the Citlr.ens of the City of
Aneheim.
lo That trash stor.age areas shall be provided in accordance with approved plans on
file.in ~che office oi th6 Diractor of Public l~orks, prior to final building inspection,
2o..That the own~.i o£ su~~tct:~roperty shall pay to the City of Anaheim the sum of
$25.00 per dwelling unit, to b~ used for park and recreation purposes, said amount to be
