WHEREAS, the fYty Planniag Commisaion of the City of Anahefm did initia'te a verif ied Petition for
Reclassification on certain real property situated in the City of Anaheim, County of Orange,
State of California, described as the South 5.69 acres of the East 10 acres of the Southeast
quarter of the Southwest•quarter of Section A, Township 4 South, Range l0 West, in the Rancho
Los Coyotes, as shown on a Map recorded in Book 51, page 10 of Miscellaneous Maps, records of
said Orange County, California9 excepting therefrom that portion lying within the right of
way of Lincoln Avenue; also excepting therefrom that portion lying within the right of wey
of Muller Avenue
; and
WHEREAS, the City Plenning Commisaion did hold e public headng at the Clty Hall ia the City of Mohelm an

WHEREAS, seid Commission, efter due inepection, investigeUon, end study made by itself ced io ita behelf, and
efter due consIderetion of all evidence atid reports offaed at seid headng, does find end determine the following facte:
1. That the Planning Commission dici•~3nitiate a reclassification of the above describecJ
nroperty from the M-1, Light Industrial and P-L, Parking Landscapingy Zones to the C-3,
Heavy Cemmercial, Zone to establish an existing bowling all;~y, restaurant and cocktail
lounge as a conforming usee
2. That the proposed reclessification of subject property is necesaery end/ot desireble for the orderly e;~d pro-
per develupment of the communir,~.
3. Thet the proposed reclassiIIcetioa of aubject property does pmQerly rela~e to the zones end their pe=mitted
uses locaily established in close proxtmity to subject propezty and to the a;aes end their permitted uses genewlly estab-
lished throughout the community.
4e That because of the proposed amendment to the C-1, Neighborhood Commercial, Zone,
presently bei.ng considered at public hearings by the Commission, in wt:ich a bowling alley
is.permitted by right, and a cocktail lounge.may be considered in conjunci:ion with the
filing of a Conditional Use Permit, and further, that the existing C-3, Zone ~s proposed
to be removed from the code, the Commission hereby recommends that C-1, Neighborhood
Commercial, Zone is the most appropriate zone for subject propertyo
