WHEREAS, the Ciry Planning Commission of the Ciry of Maheim did i init•iate a ve'~'i£ied ~Petition for
Reclassffication on certain real property situated in the City of Anaheim, County of Orange~
State of Caiifornia, described as the Soutlt 150 feet of the East 165 feet of the Southeast
quaxter of the Southeast quarter ef the Southwest quarter of Section 7, Townstrip 4 South,
Range LQ•West~ SeB,Bo 8 Mes Excepting therafrom the Southerly 40 feet lyi:ng within the right
of way of Lincoln Avenue~ Also excepting therefrom the Easterly 40 feet lying within the
right of way of Gilbert Street, dedicated for road and public utility purposes, as conveyed
to the City of Maheim by deed reccrded Dctober 19, 1956 as Document Number 141201 in Book

IYHEREAS, the City Planning Commission did hold e public hearing at ffie City Hall in the City of Anaheim on .
June 15~ 1964~ et 2:00 o'clock P.M. notice of sald public hearing having been duly given es requieed by
law end in accardonce with thn provisiaas of the Maheim Mi~nicipal Code, Chepte~ 18.72, to heat end consider evidence
for end against said ptoposed reclasslfication end to invosagate end make findings end eecommendetions in connection
therewith; end ~
WHEREAS, said Commission, aftee due inspection, investigetion, end study mede by itself end in its behelf, end
aftee due consideration of all evidence and teports oEfe:ed at seid headng, does find and determine the following facts:
1. Thetthe R~.anning.;Commission proposes the recla5sificatiott of the.,above described
pxaperty from the existing R-A9.Residential Agriculturaly Zone9 and proposes said property
for reclassif.ication into the C-19• Neighborhood Commercial, Zoneo
2o That-an..amendment to the.General.Plan is deemed unnecessary, because the size ._
of the parcel proposed for reclassification would not affect the City°s po'licies in this area>
3o That the present use of sub~ect property is a service station9 within 75 feet of
a single family resiclenceo ~

NOW, THEREFORE, BE IT RESOLVED that the Anaheim City Plenning Commission does heieby cecommend
to the City Cauncil of ;he City of Aneheim that aubiect Petition for Reclesaiflcatian be epproved and, by so doing,
that Tifle 1&Zoning of the Aneheim Municipel Code be amended to exalude the ebove described property from the
R-A, Residential Agricultural, Zone,.and to incorporate said described property into the
C-1, Neighborhood~Commercial, Zone, uncondition211y<
