NOW, THFREFORE~ BE IT RESOLVID that tne Anaheim City Planning Commission does hereby
grar~t sub3ect Petition for Conditional Use Permit, upon the :ollowing conditions which are
herehy fourTd to be a necessary prerequisite to the proposed use of.the subject property in
order to preserve the safety and general welfare of the Citizens of the Ei.ty of Anaheime
lo That the owners of si~bject pruperty shall deed to the City of Anali~im a strip of
land 57 feet in widthy as required hy Resolution tdoo 6111, or the latest revision thcreof,
frum the~centerline of the street9 along West Street, for street widening purposes.
2o Th ~ t;a ~w~~rs o: subject p_opert} shall deed to 'che City of Anaheim a strip of
land 53 feet in width, from the centerline of the street, along Bal.l Road, for street
widening purposeso
:3o That street improvement plans shall be prepared and all enginsering requirements
of the City of Anaheim along the Freeway Off-ramp, Ball Road, West Street, and Vermont
Street, such as curbs and gutters, sidewalks, street grac~ing and paving, drainage facili-
ties, or other appurtenant work shall be completed as required by the Citp Engineer and itt
accurdance with standard plans and specifications on file in the Office of the City Engineer;
or .tttat a bond in an amount and form satisfactory to the City of Anaheim shall be posted
with the City to guarantee the installation of said engineering requirementsa
- 4o That the owners of subject property shall pay to the City of Anahcim the sum of
$2000 per front foot, along the Freeway Off-ramp9 Ball Road, Ylest Street, and Vermont
Street9 for street lighting purposeso
~o That Condition Nosa 1, 2y 3, and 49 above mentioned, shall be complied with with3n
a period of 180 days from date hereof9 or such further time as the Commission or Council

6~ That trash storage areas shall be provided in accordance with approved plans on

and the Off~ramp Frontage Road, and also including the open parking areas; and that plans
for said landscaping shali be submitted to and approved by the Superintendent of Parkway
Maintenanceo

14b That the transportation, bank and brokerage offices in the sate.llite structures shall
