P-1, Automobfle Parking~ Zone~ and to incorporate said described property into the C-2,
General Commerclal, and C-0, Commercial Office, Zones, upon the following conditions
which are hereby found to be a necessary prerequisite to the proposed use of subject
property in order to preserve the safety and genera: ~elfare of the cit.izens of the City
of Anaheim.
1. That the owners of sub~ect property shall deed to the City of Rrtahe'im a strip of
land 15 faet~in width, from the centerline of the strdst, alo~g Lemon Street, for street
widentwg purposes.
2. That the owners of subject property shall ~}ay to the City of Artais'eim the sum of
$2.00 par front foot along Lemon Street, for street lighting purposes.
3. That the owners of sub~ect property shall pay to the City of Artahe'ia- the sum of
15d p~r €roni foot along Lemon Street, for tree planting purposes. ~
4-. 'Fhat Condition Nos. 1, 2, and 3, above mentioned, shall be complied with within
a'perio& of 180 days, or such f~rther time as the City Council may grant> lans on

$. That subject property shall be developed substantially in accordance with adopted
Service Statton Minimum Site Development Standards, provided, however, that masonry materials
shall be incerporated in the proposed elevatione
9e ?hat Condition Nose 5 and 8, above mentioned, shall be complied with prior to
final building inspectione
10, That all structures shall be removed from Parcel No. 2 prior to ffnal building
inspection of-ttre serv~ice station as stipulated by the petitioner.
