R-3~ tdultiple Family Residential, Zone, and to incorporate said described property into
the C-0, Commercial Office, Zone, upon the following conditions which are hereby found to ~
be a necessary prerequisite to the proposed use of subject property in order to preserve
the safety;apd general welfare of the citizens of the City of Maheim. '
1. That the owners of sub~ect property shail deed to the City of Anahetm a strip of
land forty-five feet in width, from the centerline of the street, along Lemon Street, for
street widening purposeso
2. That the owners of sub,~ect property shall pay to the City of Anaheim the sum of
$2.OG per front foot along Lemon SLreet for street lighting purposes.
3. That the owners of sub~ect property sha11 pay to the City of Maheim the sum of
15~ per front foot along Lemon Street, for tree planting purposes.
• 4. That the existing driveway apron be removed and curb and gutter constructed along
Lemon Street as required by the City Engineer and in accordance with standard plans and
specifications on file in the office of the City Engineer.
5e That Condition Nos. 1, 2, 3, 4, 5 and 6, above mentioned, shall be complied with
prior to t~e time that the building permit is issued or within a period of 190 days from
date~hereof, whichever occurs first, or such further time as the City Council may grante

file in the office of the Director of Public Works, prior to'f inal building inspection.
