WHEREAS, the City Plannlag Commissioa oE the City of Aaaheim did receive a veriEied Petitlon for Reclasrsifice-
tioafeum GIACOMO AND A(~STINA LUGARO~ 532 North Nagnolia Street, Anaheim, Caiifornia~ Owners~
CRAIG GRAINGER, 125 So~th Claudina Street, Ansheim, California~ Agent of certain real property
situated in the City of Anaheim, County of Orange, State of California, described as the
North 195.00 feet of the West 200.00 feet of the northwest quar2er of the southwest quarter
of Section 7, Township 4 South~ Range 10 West, in the Rancho Los Coyotes, as said section is
sho~rn on a map recorded in book 51 page 20 of Miscellaneo~~s Maps~ in the office of the county
recor'er of said county.

by laa end in nccordance with the provieions of the Maheim Municipel Code, Chepter 18.72, to hear aad conaidec evi-
dence for end ageinat aeid pcoposed recleseificetion end to invastlgete aad make flndinge and cecommendaUons in
comecUon theeeaith: and
WHEREAS, aaid Commisaion, aRer due iaspection, investigatloa, and atudy made by itself and in its behalf,
and efter due'coasideration of all evidence and eepods offered at seid hearing, does flnd and determine the followtag
facts:
1. Thet the petltioaa proposes a recleasification of the above deacribed propertp from the C-1~ Neighborhood
Co~miaercial, Zone Limited to the G 1, Neighborhood Coffinnercial, Zone Unlimited to establish a
service station.
2. That the proposed reclassifir,ation will have no ma~or effect on thQ (ieneral Plan.
3. That lights and noise of the proposed service etation wi11 be inccnnpatible with
the exieting single-family rasidential environment to the east ar~d north of aubjact property.
4. 'fhat the proposed reclassification of sub~ect property ia not eecessary and/or
deeirable fer the arderly and proper development of the co~nunity.
5. That the proposed servics etation would campound the hazardous walking conditions
for children us±ng the intereaction.
6. That the requested amendment to the deed restrictions on subject property should
be denied.
7. That one person appeared in opposition to subject petition.
