4 ' NOMF, 'FF~RE, BE IT RESOLVm that the Anaheim City Plann~ng Co~ission does he.reby
recotmierxt to ~he City Council of the City of Anaheim that subject Petition for Reclassification
be approved and, by so doing, that Title 18-Zoning of the Maheim 1lunicipal Code be amended to
~ exclude the above described pruperty from the R-A, Residential Agricultural, Zone, and to
! incorporate-said described property into the C-1, Neighborhood Commercial, Zone on Portion "A"
and C-0, Coaeqercial Office, Zone on Portion "B", upon the following conditi~ns which are here-
by found to be a necessary prerequisite to the proposed use of subject property in order to
preserve the safety and general welfare of the citizens of the City of Maheime
la That the owners of subject praperty shall deed to the City of Anaheim a strip of
land 45 feet in width, from the centerline of the street, along Dale Street, for street
widerting purposes.
2o That the owners of sub~ect property ahall deed to the City of Anaheim a s'crip of
land 53 f9ot tr, ~~d±h, fr~~ thQ ~a;~:;;;;~& ag the street, di'viiy Daii ~toed, inclu~aing a
25-foot rad3us corner return, for street widening purposes.
3e That street improvement plans shall be prepared and all engineerinq requirements
of the City of Maheim along Oale Street and Ball Road, such as curbs and gutters, sidewalks,
street grading and paving9 drainage facilities, or other appur#.enant work shall be completed
as required,by #he City Engineer and in accordance with standard plans and specifications on
f ile in the off ice of the City Engineer; and that a bond in :~n amount and form satisfactory
to the City of Anaheim may be posted with the City to guarantee the installation of said
engineering requirementse
4, That the owners of sub~ect property shall pay to the City of Maheim the sum of
S2vOQ p~; front foot along Dale Street and Ball Road, for street lightfng purposese
5a That the owners of subject property shall pay to the City of Mafieim the sum of
15¢ per r'ront foot along Dale Street and Ball Road, for tree planting purposese
6e That trash storage areas shall bR provided in accordance with approved plans on
file in the office of the Director of Public Workso
7a ~tiat Condttion Nose 1~ 2, 3, 4, and 5, ebove meniioned, shall be complied with
within a pe.riod of 180 days from date hereof, or such further time as the City Council may

8o That sub~ect property shall be developed substantially in accordance with plans and
spectfications on f ile with the City of Maheimy marked Exhibit Noso 1 and 2, provided, how-
ever, that accessways to Dale Street and Ball Road shall be subject to the approval of the
Traffic Erx~}neer~
9. That Portion "A" of sub~ect property ahall be developed substantially in accordance
with adouted Service Station Idinimum Site Development Standards, provided, however, that the
elevations for the proposed aervice station building and canopies shall incorporate masonry
materials in a manner compatible to the conmercial office development on Portion "H", subject
to the app*oval nf the Planning Com~iss;an or Development Reviewo
10, That on Portion "B" of subject property landscaping as indicated on Fxhibit No. 1 on
f ile with the City shall be inetalled and maintained, and that p.lans for said landscaping
shall be subm;tted to and subject to the approval of the Superintendent of Parkway ~Iaintenancee
11, That a 6-root masonry wall shall be constructed along the east and south property
lines of Portion "B" of subject propertye
12o That all air-conditioning facilities shall be property shielded from view from
abutting streatse
13e That Condition Nos. 6, 9,.10, 11, and 12, above mentioned, ~hall be complied with
prior to final building inspection.
