law and in aooadmxe aith the provieione of the Aaaheim Municlpel Code, Chapter 18.68, to hear and consider evidmce for
and agalnet eaid propoaed verlance aad to inveatigate aad meke Etadingb and recommeadations fn connectioa therewith;
and
19HEREAS, seid Commission, after due inspection, Inveatigatioa, aad atudy made by itself end ia its behalf,
end aEter due coneidaatioo of all evidence and repode offered as aaid headng, does find and detetmine the followiag
fects:
1. That the petitioaer requeats a variaace fmm the Aaehefm Muaicipd Code: Section 18e 04.030~ which
requires for Portion "A", 220 parking spaces, to permit 196 parking spacesj Section 18o48v030
(5) which requires 66-2/3~ of Portion "A" be provided with parking, to permit the development
of the site with 63o'7;K developed for parking; Section 18e32.070, which reqaires a minimum
floor area of 700 square feet per apartment to permit the devei~pment of two 560 square fout
apartments in the developing of 26 dwelling units on Portion "C"; znd Section 18.32.050(3)
which reouires a minimum lot area of 1,200 square feQt, tc permit the development of Portion
"G" with 88905 sryuare feet of lot area per dwelling unit.
2. That there are no exceptional or extraordinary circumstances or conditions applicable
to the property involved or to the intended use of the pr4perty that do not apply generally to
the property or class of use in the same vicinity and zone.
3. Tnat the petitioner created his own hardship problem by proposing development of the
vacant property without cc~plying with the Maheim Municipal Code.
4. That the requested variance is not necessary for the preservation and enjoyment of
a substantial property right possessed by other property in the same vicinity and zone, and
denied to the prope•rty in question<
5. That a letter of opposition was received from the City of Garden Grove opposing any
reduction from Code parking requirementso
