A RESOLUTION OF THE CI'TY PLANNING COMbnSSION OF THE CTfY OF APTAHEIM
RECOMb1ENDING TO THE CTTY COUNCIL OF TNE CITY OF ANAHF.IIINN THAT
PETITION FOR RECLASSIFICATION NO. 64-65-14 BE APPROVED
WHEREAS, the City Plaaniag Commissioa of the City of Aaaheim did dnitiate a veriiied Petition
for Reclassification on certain real property situated in the City of Anaheim, County
of Orange, State of California, as described in Exhibit "A" attached hereto and referred
to herein as though set forth in full. Property owned by~

WftEREAS, the City Plenning Commission did hold a public hearing et the City Hell in the City oE pneheim on
August 3~ 1964~ et 2:00 o'clock P.M., notice of said public 6eadag heving been duly given aa requircd
by lew end in eccordence with the proviaions oE the Mahelm Municipal Code, Chapter 18.72, to hear and conaider evl-
dence for end againat said proposed reclessificetion and to investigete and meke findings end recommendationa in
oonnectton therowith: end
WHEREAS, aeid Commission, aSer due inapection, investigetion, and study mede by itaelf and in its behalE,
end efter due consideration of ell evidence and repocts oKeced at seid heacing, doea find and detecmin~~the following
fecta:
1.Thatthe C~mmission proposes a reclassification of the above described property from
the P-1, Automobile Parking on Parcel 1 and the south 65 feet of Parcel 2, and R-3, Mlultiple
Family Rasidential, Zone on the north 55 faet of Parcel 2 and Parcels 3 through 10 to the C-0 ;
Co~aercial Office, Zone.
2. That the proposed reclassification is in conformance with the General Plan, which
prnposas commercial professional davelopment for the azea in which sub~ect property is located.
3e That the proposed reclassification of subject property is necessary and/or desirable
for the orderly and ~r.oper development of the community.
4e That the proposed reclassification of subject property does properly relate to the
zones and their parmitted.uses locally established in close proximity to subject property and
i:o the zones and their permitted uses generally established through out the co~nity.
5. 1'hat the proposed reclassification oi subjeci properiy does require dedication fr,r
and staadard improvement of abutting streets because said property does relate to and abut upon
streets and highways which are partially improved to carry the type and quantity of traffic,
which will be generated by the permitted uses, in accordance with the circulatinn element of
the General Plan.
6e That subject properties are located on the periphery of the proposed municipal parking
and.Anaheim )dunicipal Courts area, and as such is ideally suited for commerciaY affice develop- ~
adent; and further, that said development will be consistent with the upgrading of I.emon Street $
Which has been occasioned by the street widening program and upgrading of industrial propezties a
in~the vicinity of subject properties. y
7. That each of the ten parcels of sub~ect property may be rezoned individuaIly up~n
compliance with conditions containecl herein.
