A RESOLUTION OF THE CTfY PLANNING COMMISSION OF TNE CITY OF ANAHEIM
RECOMMENDING TO THE CITY COUNCIL OF THE CITY OF ANAHEIM TFiAT
PETITION FOR RECLASSIFICATION N0. 63-64-139 SE APPROVED
WFIEREAS, the Ciry Plenning Commission of the City of Maheim did initiate a verified Petition for
Reclassification on certain real property situated in the City of Anaheinr, County of Orange~
State of Calffornia, described as the Southerly 180 feet of the Westerly 170 feet of the
Southrest quarter of the SouthWest quar~er ef the Southeast quarter af Section 14, Township
4 South, Range 11 West, in the Rancho Lbs Coyotes, as shown on a Map recorded in Book 51,
~+age 31 of Miscellaneous Maps, records of Orange County, Californiaj Excepting therefrom
that portion dedicated for road and public utility purposes lying within the rigkt of way
of Ball Road and Western Avenue as conveyed to the City of Anahein by deed recorded
December 4, 1962 as Document Number 220B, in Book 6347, page 226 of Official Records of
said Orange ~ounty, California

WHEREAS, the City Plenning Commisaion dld hold e public hearing et the City Hall in the City ~f Anaf-eim on
August 17~ 1964~ at 2:00 o'clock P.M., notice of seid public headng heving been duly given es required
by~lew end in eccordence with the provisiona of the Meheim Municipa? Code, Chepter 18.72, to hear and consider evi-
dence for end againat said proposed reclessifi~etion end to fnvestigate er.d meke findinga end recommendetions in
conneciion therewith: end
WHFREAS9 dne to.an error in the legal advertisement the southeast corner had been
indicated instead.of the noxtheast corner.; and ""
WHERFAS, the City Planning Commission did advertise subject property and hold a
public.hearing on August.l7, 1964, at 2t00 0'CLOCK P.M.~ no•~ice of said public hearing
having been given as required by law; and
WE~REAS, said Commission after due inspection, investigation, and study made by
itself and in its behalf, and after due consideration of all evidence and reports offered
at said hearing, does find and datermine the following facts~
1. ihat the Planning Cort~ission proposes the reclassification of the above described
property from the existing C-3, Heavy Commercial, Zone, deed restricted to a service station
or any R-3, lEultiple Family Residential use anc~ proposes said property for reclassification
into the C-~; Nei.~hbozhoed C~..~zc+_~3, Zens:
2. That.an amendment to the.General Plan is deemed unnacessary, because the size
of the parcel proposad for reclassification would not generally affect the City's policies
in this area.
3. That the present use of subject property is a service statio~9 within 75 feet of
a single family residence.
4. That the existing use was established under Reclassification No. 61-b2-20.
5a That no one appeared in opposition to subject petition.

~ to the City Council of the City of Meheim that subject Petitioa Eor Reclasiific~Uon be ~ppeoved ~nd, by so doinQ,
i that Tide 18-Zon3ng of the Meheim Municipel Code be amended to e:clude the ~bove described peopeety from the
C-3, Heavy Commercial, Zone, and to incorporate said described property into the C-1,
i Neighborhood Commercial, Zone, unconditionally.
