RECOMMENDING TO THE CITY COUNCIL OF THF~ C~ OF ANAHEIM THAT
PETITION FOR RECLASSIFICATION NO. 64-b5-2 gE APPROVED
WHEREAS, the City Planniag Commiasion of the City of Maheim did receive a vedfied Petition for Reclessifica-

Owner; LEE Ee ORR OR HENRY Ao FREDRICKS, 524 West Commonwealth, Fullerton, California,
Agents of certain real property situated in the City of Anaheim, County of Orange, State
of California, described as Lots Nose 1, 2, 4, 5, 6, 7, and 8 of Tract No, 2669
; and
WFIEREAS, the City Planeing Commisaion did hold a public headng et the City Hell in the City of Meheim on
August 319 1964~ at 2:00 o'clock P.M. notice of sald public headng having been duly giver. es reqnircd by
lea and in accordance with the provisione of the Maheim Municipel Code, Chapter 18.72, to hear end consider evidence
for ead ageinet aeid ptoposed reclassiflcatlon and to inveetigate aad meke fladings wd recammmdetions ia coanection
therewith; and
WHEREAS, said Commiseion, efta due inspectlon, investiQaUon, end study m~de by itself aad ia ite beh~lE, ~nd
after dne consideratton of eli evidmce and reports otfmd et seid headng, does find and deteemine the followiag hcts:

Family ResidentialY Zone ±o the C-1, Neighborhood Commercial9 2one to estabiish professional
offices, service business and retail storeso
2o That the proposed reclassification is considered in conjunction with General Pian
Amendment No~ 360

5e ?hat the proposed reclassification of subject property does require dedication for
and standard improvement of abutting streets because said property does relate to and abut
upon streets and highways which arE proposed to carry the type and quantity of traffic,
which will be generated by the permitted uses9 in accordance with the circulation element
of the General Plana
6. That the proposed classification of sub~ect property is deemed to be the highest
and best use of the property, since the.properties are located across from existing commerr.ial
development along the west side of State College Boulevard„ and they are vacant land and
ara proposed for development• with co~nercial facilitieso
7, That Planring Stud~% Noo 75-113-1 be prepared by the Planning Staff indicating the
policy of the Plar.ning Commission, that at such time as Lot Noo 3 of Tract 2688 is developed
that the existing north-south alleys on either side of said property shall be extended
across said parcel, and that the existing east-west alleys adjacent to said parcel extending
to Reseda Street be abandoned by the City of Maheim for the purpose af discouraging
commercial traffic from use of the residential streets to the east.

C-1, Neighborhood Commercial, Zone, upon the following conditions which are hereby',found to
be a necessary prerequisite to the proposed use of subject property in order to preserve the
eafety and general wel:?~e of the citizens of the City of Anaheimo
