WFlEREAS, the City Plaaning Commisaion of the City oE An~heim did -ini'tiate a verified Petition
for Reclassification on certain real property situated in the City of Anaheim, County of
Orange, State of California, as described in Exhibit "A" attached hereto and referred to
herein as though set forth in full

1.Thetthe subject petition initiated by the City Planning Commission proposesthe
reclassification of Portion "A" from the C-2, General Commercial, Zone to the C-1,'Neighborhood
Commercial, Zane, and Portiou "B" from the C-2, General Commercial, C-1, Neighborhood Commercia],
Zone, and R-A, Residential Agricultural, Zone to the C-O, Commercial Office, Zone.
2. That the propasad reclassification is in conformance with the General Plan.
3. That the proposed.reclassification of subject property is necessary and/or desirable
for the orderly and.proper development of the community.
4. That the proposed reclassification of sub~ect property does properly relate to the
zones and their permitted uses locally established in close proximity to subject property and
to the zones and their permitted uses generally eStablished throughout tha community.
5. ?hat the proposed reclassification of sub~ect property does require dedication for
and standard.improvement of abntting streets because said property does relate to and abut upon
streets and highways which are proposed to carry the type and quantity of traffic, which will
be generated by the permitted uses,. in accordance with the circulation element of the General
Plan.
6. ihat no one appeared in opposition to subject petition.
