914 East Katella Avenue, Anaheim, CalifBrnia, Agent of certain real property situated in
the City of Anaheim, County of Orange, State of California, described as PARCEL 1: The
north 146e59 feet of the south 293.32 feet of the east half of the west half of the north-
west quarter of the southwest quarter of section 18, Township 4 South, Range 10 West, in
the Rancho Los Coyotes, as per map recorded in book 51 page 10 of Miscellaneous Maps, in
the office of the county recorder of said county

law andin aooordance withthe provisions of the Maheim Municipal Code, Chapter 18.68, to hear and conatder evidence for
end against ~nid proposed vedence and to investigate and make fiadin~s and recommendations in connectlon therewith;

and efter due conside~atlon of all evidence aad reports offered a~ snid heacing, doe~ find and detem~ine the folloavin`
fads:
1. Thet the petitlonec cequesta e vadance from the Anaheim Municipal Code: Section 18,32~ 060 which
requires that the height of any structure within 150 feet of R-A9 Agricultural Zoned property
shall be one story, to develop a one and two sto:y apartment building on subject propery~
2o That there are no exceptional or extrao;dinary clrcumstances or conditions applicable
to the property involved or to the intended use of the property that do not apply generally
to the property or class of use in the same vicinity and zonee
3e That the requested variance is not necessary for the preservatien and enjoyment of
a substantial property r:aht possessed by other property in the same vicinity and zone9 and
denied to the property ir, question~
4, That the requested variance will be materially detrimental to the public welfare
or in~urious to the property or improvements in such vicinity and zone in which the property
is locatede
5o That Velare Street9 a sixty foot wide street9 was originally intended to serve a
low density areao and that Oranae Avenue to the northo a secondary highway, is not developed
to its full widthe Therefore, the density on the proposed development should be limited to
one story in order to prevent overloading the existing streets with excessive traffico
6e That fourteen letters and a petitian signed by 29 persons were received in opposition,
and one person appeared in favor of subject petitiono
