end after due coneiderat n of ell evidence aed ceports offered et seid headng, does find ead determine the following fects:
1. That the p sed use is properly one for which a Conditionel Usx Permit is authodzed by this Code, to wit:
establish a coin operated car wash on subject propertyo
2~ That ihe proposed use ~vii~ adverseiy aFfeci the adjoining iand uses and the growth
and deveiopment of tha area in wh3ch it is p:~~~osed to be locatede
3. That the proposed use is incompatible to the areae
4o That the propo~ed use would have access to any.alley used primarily by multiple
family residential development and would create a traffic hazard if approvede
5. That compatibie commercial development has taken place to the east of subject
property, and a continuity of this type of development would present a more orderly
development of the property.
6. That the proposed use would have inadeyuate supervision and would create a nuisance
and be detrimental to the peacey heaith, safety, and general welf are. of the ad~oining prop-
erty ownerso
7o That four pereons appeared~ one of wnom represented Brigham Young Univer~ity, a~d
