RE~MMENDING TO THE CITY COUNCIL OF THE CITY OF ANAHEIM THAT
PEtITION FOR RECLASSIFICATION NOa 64-•65-•64 BE APPROVED
WHEREAS, the City Planning Commission of the City of Anaheim did receive a verified
Petition for Reclassification from EDNA Go„ MAB II. ANN, JACK Me, AND BERNARDO Mo YORBA, 19200
Santa Ana Canyon Road9 Maheim, California, Owners of certain real property situated in the
City of Anahein~9 County of Orange9 State of California, as described as Exhibit "A" attached
' hereto and referred to herein as though set forth in full

WHEREAS, the City Pianning Commission did hoid a public hearing at the City Hall in the City
of Anaheim on De~ember 7, 19649 at 2:C0 0'cior.k PoMoy notice of said pubiic hearing having
been duly given as req~~ired by ;aw and in accorda~ice with the provisions of the Anaheim
Municipal Code, Chapter 18,729 to hea~ and consider evidence for and against said proposed
re~lassification and to investigate and make findings and recommendations in connection
therewitht and

1. That the petitionex~ propeses a reclassification of the above described property from
the R-0, One Family Suburban, Zone to the G-;~ Neighborhood Commerc:ial, and C-0, Commercial
Office, Zones to establish a commerci~l ~omplex qonsisting of a unified shopping center9 two
automobile servjce stations, professiona:~ and affice buildings, commercial restaurants, and
recreational ciub centeis, and thoroughfare cew:.«cial buildings for retail shops and serviceso
2e That althouyh a Generai Plan has not been adopted for the Hi11 and Canyon Area, the
p•reliminary presentation of the Hill and Canyon Area Genera'1 Plan has been reviewed by the
dra~ge Counly ai~d C.zy of ~~ahc~r: °lar.ning Commzssions; said olan indicates a need for the
proposed uses in the qeneral location and vicinity of subject prope*tyo
3. That the pz•oposed fa:;lassification of subject property is necessary and~or desirable
for the orderly and pxoper deveiopment of the communitya
4e Thai the proposed reclassification of subject property does properly relate to the
zones and their permitted uses loca~ly established in close proximity to subject property and

NOW, 7HEREPORE9 BE I7 RE90LVED that the M aheim City Pianning Commission does hereby
recommend to the Cit.y Counci~ of the City of Anat:eirt. that subje.;t Petition for Reciassification
be appzoved and, by so doir~g, that Titie 18-Zcning of the Maheim Municipal Code be amended
to exciude the above described property from the R-0, One Family Suburban9 Zone and 80 AR
10,000 (County zoning) on Pcrtions "A" and "B", and to incorporate said described property
into the C-1, Neighborhood Commercial, Zone on Po•r;ion "A" and C-4, Commercial Office, Zone
on Portion "B", upon the following conditions which are hereby found to be a necessary
prerequisite to the proposed use of subje~t pioperty in order to preserve the safety and
genexal welfare or the citizens of the City of Anaheime
1. That a Fina: 2ract Map of subject property be approved by the City Council and recoided
in the office of the Oranye County Recorder, or;
(a) That the owners of subject property shall deed a strip uf iand 90 feet in
