i minor deviatian that no immediate amendment to the Plan is necessary, however its relation-

5. That the proposed reclassification of subject property does require dedication for
and standard improvement of abutting streets because said property does relate to and abut
upon streets and highways which aze proposed to carry the type and quantity of traffic, which
' will be generated by the permitted uses, in accordance with the circulation element of the
General Plan.
6. That the petitioner stipulated to constructinq a masonry wall along the freeway
frontage of subject property to reduce the traffic noises, and for added privacy for the
tenants of the praposed triplexe
7. That no one appeared in opposition to subject petition.

NOW, TEiEREFORE, BE 1T RESOLVED that the An~hdm Gty P'im~ia[ Commi~~lon does hanbY racomm°°d
to t6e City Conndl of the Cit~ oE An~6eim that snbjeet Petitloa for RtelusiBeWon be ~ppeov~d ~nd, by w doin~,
th~t Title 18-Zoning oE the Aa~heim Uaaidpal Code be amanded to e:dude the ~bove deaccibed peopecty from the
R-A, Agricultural, Zonp, and to incorporate said described property into the R-2, Multiple-
Family Residential, Zone, upon the following conditions which are hereby found to be a
necessary prerequisite to the proposed use of subject property in order to preserve the
safety and general Nelfare uf the citizens of the City of Anaheime
1. That the owner of subject property shall deed to the City of Maheim a strip of land
30 feet in width,from the center lirte of the street9 along Gilbert Street, for street widening
purposes.
2. That street improvement plans shall be orenazed and all engineering requirements of the
City of M aheim along Gilbert Street, such as curbs and gutters, sidewalks, street grading and
pavi~g, drainage facilities, or other appurtenant work shall be completed as required by the
City Engineer and in accordance with stan3azd plans and specifications on file in the office of
the City Engineer; or that a bond in an amount and form satisfactory to the City of Maheim
shail be posted with the City to guarantee the installation of said engineering requirements.
3o That a modified cul-de-sac be provided at the terminus of Gilbert Street subject to the
approval of the City Engineer. If all parties are agreeable, Gilbert Street south of Rhodes
Avenue may be abandoned and a knuckle constructed rather than a modified cul-de-sace
4~ Tha' the owner of subject property shali pay to the City of Maheim the sum of 52.00
per fz•ont foot a2ory S~;bert Street9 `o= street :ighting purposes and due to +.he far.t that
frontages may cnange if a portion ot Gilbert Street is abandoned9 said fee to be paid prior to
final building inspection.
5. That the owner of subject property shall pay to the•City of Ar~heim the sum of 15~ p~
front foot along Giibert Street, for tree planting purposesa
6. That the owner of subject property shall deed to the City of Anaheim a 3-foot overhang
easement along the northerly boundary of subject prope*tyo
7. That Condition Nos. 1, 2, 3~ 59 and 6, above mentioned9 shall be complied with within
a period of 1H0 days from date hereof9 or such furtfier time as the City Council may grant.
8. That a 6-foot masonry wall shall be constructed along the freet:ay frontage of svbject
property as stipulated to by the petitioner and to be :onstructed prior to final building
inspection:
