A RESOLUTION OF THE CITY PLANNING COMMISSiON OF THE CITY OF ANAHEIM
THAT PETITION FOR VARIANCE N0. 1675 BE GRANTEU
WHEREAS, the City Plaaniag Commission of the City of Maheim did teceive e verified PeUtion for Variance
from HARDING TORRES, 14619 Algeciras Drive, La Mirada, California, Owner of certain real
property situated in the City of Anaheim, County of Orange, State of California, as
described in Exhibit "A" attached hereto and referred to herein as though set forth in

WHEREAS, the City Plenning Commiasion did hold a publlc headng et the Ciry Hell in the City of Aaaheim
on December 21 ~ 1964, at 2:00 o'clock P.M., notice oE said public hearing h~ving been duly given as required
by laa and in eccordance wlth the provieions ui the Maheim Municlpd Code, Chapter 18.68,t4 hcar and ccasider
evidence fo~ end aeainat said proposed vartence and to lnveeUQate and make findings and recommendetiona in conaee-
tloa therepith; end
WFIEREAS, s~id Commissi~n, afte~ due inspection, investlQation, and study made by itself ead in its behalf,
aad aftet due consider~tion of dl evidence and repoRs offexd ae aeid heedna, does tind and determine the folloaing
facts:
1. Thgt the petitioner requeata a vadance from the Maheim Municipel Code: Section 18o28v050(6-b-1)
and (6-b-2) to waive.minimum required yard area; Section 18.28.050(7-d) to waive minimum
required pedestrian access, to develop subject px•operty with a triplex and single family
residence with less than the required yard and pedestrian accesswaya
2. That there aie ezcepUonel or extr~ordinary circumstances or conditiona epplicable to the property iavolved
or to the intended use of the propecty thet do not apply generelly to the property or cless of use in the eame viciaity

on the fact that the size and shape of the parcel makes it necessary to reduce the front yard
to construct a dwelling of size required by code and similar to others in same zone and
vicinity.

NOW, THEREFORE, BE IT RESOLVED thet the Aneheim City Plenning Commission does heteby grant subject
Petition for Vedence, upon the following conditions which ere hereby found to be a necessary prerequiaite to the pra
posed use oE the subJect property in order to preserve the safety and general welfare of the Cltizens oE the City of
Mehdm.
lo That subject property shall be developed substantially in accordance with plans
and specifications on file with the City of Anaheim, marked EXhibit Nos. 1, 2,3, 4, and 5~
2. That the owner of subject property shall pay to the City of Anaheim the sum of 525.00
per dwelling unit, to be used for park and recreation purposes, said amount to be paid at the
t3me the building permit is issuede
3o That this Variance is granted subject to the completion of Reclassification
No. 64-65-67e
4. That trash storage areas shall be provided in accordance with approved plans on file
with the office of the Director of Pubiic Works, prior to final building inspectio~.
