that Title 1&Zmling of the Aaaheim Idnnidpel Code be ameaded to ~sclnde th~ ~botre d~scribed propertq from the
R-3, Multiple-Family Residential, Zone, and to fncorporate said described property into the
C-1, Neighborhood Commercial, Zone, upon the foliowing conditions which are hereby found to
be a necessary~pr,erequisite to the proposed use of sub~ect property in order to preserve the
safety and general welfare of the citizens of the City of Anaheimi
1. That street improvement plans shall be prepared and all engineering requirements
of .the City.of. Mahe3.m.along Knott.Street, svch as curbs and.gutters, sidewalks, street
grading and paving9 drainage f acilitias, or other appurtenant work ahall be completed as
required by the City.Engineer ahd in accordance with standard plans and specifications on
file in'the offiee of the City Engineer~ or that a.bond in an amount and form satisf actory
to the City.of Maheim shall he posted with the City to guarantee the installation of said
engineering requirements~
2e That the owners of sub~ect property shall pay to the City of Ahaheim the sum of
15¢.per fr.ont foot along.Knott Street, for tree planting purposese
3e That.trash storage areas shall be provided in accordance with approved plans on
f~~1e with the oft'ice of the Director of Public Works.
4o Thst Condition Nosa 1 and 2, above mentioned, shall be complied with within a
period of 180 days,from date ~ereof, or suCh further time as the City Council may granto
