for Reclassification on certain real property situated in the City of An~t-eim, County of
Orange, State of California, as described in Exnibit "A" attached hereto and'referred to

1.Th.tthe Planning Commission proposes the reclassification of the above described
property from the R-A, Agricultural, Zone to establish an existing hospital as a conforming
use to the C-1, Znne.
2. That an amendment to the General Plan is deemed unnecessary, because the size of
the parcel proposed for reclassification would not generally affect the City's policie~ in
this area.
3. That the present use of subject property is a hospital and related uses.
4. That the existing use was established under Conditional Use Permit No. 265. ~
5. ?hat a petition €or Reclassification•No. 64-65-70 for.C-O, Commercial Office,
Zone was recently.recommended by the.Co~ission for approval with a finding that the Planning
Commission would initiate reclassification proceedings to the G1, Zone.
6. That no one appeared in opposition to subject petition.

City of Maheim along Ball Road, such as curbs and gutters, sidewalks, street grading an paving,
dreinege facilities, or other appurtenant work shall be completed as required by the ~ity
Enginear and in accordance with standard plans arad specifications on f ile in the office of the
City fngineer.
2. That the~ownere of sub,~ect property shall pay'to the City of Anah~im the.svm of 15¢ per
front foot alcng Ball Road, for tree planting Farposesa
3. Thet trash storage areas shall be provided in accordence with approved plans on file
with the office of the D~irectcr of Public Works. '
4. That fire hydrents shall ba instelled a's required arid detera-ined to be necessary by
t#~e Chief ~ af the Fire Department:
5. That a modif~ied cvl-de-sac be providad at the terminus of ~aklawn Drive, subjact to the
approval of the City Engineer.
6. I'hat.Condition Nos. 1, 2,.and 5, above mentioned, shall be cumplied with within a
period of 180 days from date hereof, or such further time as the City Council may grant.
7. That Condition Nos~ 3 and 4, above mentioned, shall be complied with prior to final
building inspection. ,
