WHEREAS. the Clty Plaanla~ Commissioa of the Gty of M~helm did initiate a verified Petition for
Reclassification on certain real property situated in the City of Anaheim, County of Orange,
State of California, described as Parcel le The North 320.00 feet of the East 122.~ fe~t of
the Northeast quarter of the Northeast quarter of the Northwest quarter of Section 17, Town-
ship 4 South, Range 10 West, in the Rancho Los Coyotes, as shown on a Map recorded in Book 51,
page 10 0! Miscellaneous Maps, records of Orange County, California; Excepting therefrom the
North 66.00 feet as described in a deed to the State of California, recorded January 15, 1958,
in Book 4163, page 589 of Official RecordsR Parcel 2s Lot C of Tract No. 2299, as shorrn on a

fact~:
1.Th~tthe ~ission proposes a reclassiiication o: the above described psoperty from
tha R-A, Agricultural Zone to the C-1, ~eneral Comnercial, Zone on Portion "A" and R-1, One
Family Residential, Zone on Portion "B".
2. That the proposed reclassification is in conformance with the General Plan.
3. That the proQosed reclassification of subject property is necessary and~or desirable
for the orderly and proper development of the canawnity.
4. That the proposed reclassifiaation of subject proper•ty does properly relate to the
zone.s and.their permitted uses locally established in close proximity to subject property
and to the zones and their perinitted u~es ganerally established throughout the community.
5. That the proposed reclassification is deemed more compatible to the land use which
is propos.ed by the property owner in Reclassification No. 64-65-54.
6. That the proposed reclassification of subject property does not require dedication
far but does raquire standard improvement of abutting streets because said property does
relate to and abut upon streets and highways which are partially improved to carry the type
aad quant'.t~ of traffic, which will be generated by the permitted uses, in accordance with
the circulaiion elem~nt of the General Plan.

NOW, THEREFORE, BE iT RESOLVED that the M~heim City Plranla` Commiuion does hereby recommead
W the City Couaoil oE the Gty of M~heim that snbiect Petitloa for Reclusiflc~tloa be ~pp~oved ~nd, by w do1aQ,
that Title 18-2oaiag of tfie M~heim Muaidpa: Code be amended to exclude the ~bove described peoperty fcom the
R-A, Agricultural, Zone, and to incorporate said described property into the C-1, General
Commercial, Zone on portion A and the R~, O~e-Family Residential, Zone on Portion B, upon the
following conditions which are hereby found to be a necessary prerequisite to ths proposed use
of subject property in order to preserve the safety and general welfare of the citizens of the
City of Maheim.
1. That street improvement plans shall be prepared and all engineering requirements of
the City of Maheim along Lincoln Avenue, such as crubs and gutters, sidewalk~, street grading
and paving, drainage facilities, or other appurtenant work shall be completed as required by
the City Engineer and in accordance with standard plans and specifications on file in the office
of the City Engineer; or that a bond in an amo4nt and form satisfactory to the City of M aheim
shall be posted with the City to guarantee the installation of said engineeriog requirements.
2. That the owners of sub3ect property shall pay to the City of Anaheim the sum of ~2.00
per front foot along Lincoln Avenue and Embassy Avenue, for street lighting purposes.
• 3o That the owners of subject property shall pay to the City of M aheim the sum of 15¢ pa
front foot along Lincoln Avenue and Embassy Avenue, for tree planting purposes.
4e I'hat trash storage areas shall be provided in accordance with approved plans on file
with #he office of the Director of Public Works, prior to final building inspectiono
5o That tne completion of these reclassification proceedings is contingent upon the
granting of Variance Noo 16A3. .
6e That the owners of subject property shail deed to the City of M aheim a 3-foot overha~g
easement along the westerly boundary of subject propertyo
7. That Condition Noso 1, 2, 3, and 6, above mentioned, shall be complied with within a
period of lA0 days from date hereof, or such further time as the City Council may grant.
