A RESOLUTION OF THE CITY PLANNING COMMISSION OF THE CITY OF ANAHEIM
THAT PETITION FOR VARIANCE N0. 1083 BE GRpNTED
WHEREAS, the Ciry Planning Commission of the City of Aaeheim dtd initiate z verif ied Petition for
Variance on certain real property situated in the City uf Anaheim, County of Orange, State
of California, described as Parcel 1s The North 320e00 feet of the East 122.00 feet of the
Northeast quarter of the Northeast quarter of the Northwest quarter of Section 17, Township 4
South, Ranqe 10 West, in the Rancho Los Coyotes, as shown on a Map recorded in Book 51, page
20 of Miscellaneous Maps, records of Orange County, California; Excepting therefrom the North
66e00 feet as described in a deed to the State of California, recorded January 15, 1958, in
Hook 4163, page 589 of Official Records; Parcel 2: Lot C of Tract No. 2299, as shown on a
Map recorded in Book 70, pages 44 to 49 inclusive of Miscellaneous Maps, records of Orange
County, California

WHEREAS, eaid Commiasion, efter due inspection, investigation, and study mede by itselE end in its behalf,
end efter due consideratlon of all evidence end iepods offered ea said hearing, does Eind and detecmine the foUowing
fects:
1. Thatthe Commission proposes a variance from the Maheim Municipal Code: 16.24.030(4-a)
which requires that the minimum width of a lot shall be 70 feet and the minimum area shall be
seventy-two hundred square feet to permit the division of Portion "B" with lots 61 feet wide ;
and 700~t in area, allowing development of the Embassy Avenue frontage in accordance with ;
surrounding propertieso •~
2o That there are exceptional or extraordinary circumstances or conditions applicable to
the property involved or to the intended use of the property that do not apply generally to ;
the property or class of use in the same vicinity and zoneo
3e That the requested variance is necessary for the preservation and en~oyment of a .
substantial property right possessed by other property in the same vicinity and zone, and
denied to the property in questione
4. That the requested variance will not be materially detrimental to the public welfare
or in3urious to the property or improvements in such vicinity and zone in which the property
is locatedo
5o That no one appeared in opposition to subject petition.

NOW, THEREFORE, BE IT RESOLVED thet the Anaheim City Planning Commisaion does hereby grant subject
Petltion for Vedence, npoa the followiag conditlona which ere hereby found to be a necessary pcerequisite to the pra
poaed uee of the avbject propecty in order ta preserve the safety end genenl wc!faro of the Citisena of the City of
Aaaheim.
1. That the owners of sub~ect property shail pay te the City of Maheim the sum of $25.00 >
per dwQlling unit, to be used for park and recreatio~ pu:poses, said amount to be paid at the
time the building permit is issued. '
2. That this Variance is granted subject to the completion of Reclassification No.
64-65-91e
3. That the sidewalks and curbs shall be repaired along Embassy Avenue, as required by ~
the City Engineer and in accordance with standard plans and specifi~ations on file in the office
of the City Engineer, prior to final building inspection.
