5. That the proposed reclassification of subject property does require dedication for
and standard improvement of abutting streets because said property does relate to and abut
upon stxeets and highways which are proposed to carry the type and quantity of traffic, which
will be generated by tha..permitted uses, in accordance with the circulation element of the
General Plan.
6. That the petitioner stipulated to obtaining written requests of termination of
reclassification proceedings for the properties adjoining to the east and west.
7. That a letter of opposition was received.

thnt Tt1e 16-Zoning of the Aaaheim Nanidpd Code be amendad eo e:clnde the ~bove desctibed Peoperty fcom the
R-Ay Agricultural, Zone, and to incorporate said described property into the R-3, Multiple-
Family Residential, Zone, upon the following conditions which are hereby found to be a
necessary prerequisite to the proposed use of subject property in order to preserve the
safety and 9enerai welfare of the citizens of the City of Anaheim:
1~ That the proposed street shall be 64 feet in width.
2o That a Final Tract Map of subject property be approved by the City Council and
recorded in the office of the Orange County Recorder.
3, That the plans be revised to give consideration to the approved access for the parcels
to the east and west or that the City of Anaheim receive revised plans for the adjoining
deveiopments or requests for terminationo .
4, That the vehiauiar access rights9 except at street and/or alley openings, 'to
Osangetho*pe and Crowther Avenues shall be dedicated to the City of Anaheimo
5~ That the owners of subjec+. property shall pay to the City of M aheim the sum of $25000
per dwelling unit9 to be used for park and recreation purposes, said amount to be paid at the
time the.building ~ermit is issuedo
6o That subiect pronerty shall be developed substantially in accordance with plans and
specifications on file with the City of M aheim, marked Exhibit Nosa 1 through 7, provided
however, that a'l1 R-3y code requirem~nts are complied with in reference to yardso
