A RESOLUTION OF 'fFIE CITY PLAMVING COMMISSION OF THE CITY OF ANAHEIM

ADOPTIQN OF ARFA DEVQAPMENT PLAN N0. 8
WF~RFAS, the City Council of the City of M aheim did reclassify Lot No. 3 of i
Tr:;r.t No. 1768 to the. G0, Commercial Office, Zone; and
WHFFRFAS, the City Council requested that Area Development Plan No. 8 be completed
in ozder to comply with the C-0, Code requirements for an area de~~Plopment plan when
2~y po cel approved for the C-0. Com~nercial Office, Zone is comprised of less than
+~ square feet; and
WF~REAS,..t,he City Planni!:g Commission did consider at public hearings on August
17, October :9, December 1, 1%4, February 1, and March 1, 1965 Area Development
Plan No. 8, and did initiate G 1, General Commercial, Zone for those parcel frontin9
on the south side of Ball Road between Iris and Palm Streets proposing the conversion
of the existing single family homes; and
AIHFREAS, evidence at said public hearings indicated that those properties front-
ing on Ball 4toad would be aff~cted mo.re by the traffic noises, etc., than those to
the south of the alley of said homes; that access rights had been dedicated to Ball
only throughaycommonralleydtoethemsouth~whichawas sharedabyathessi gledfamilyihomes
fronting on Berry Avenue and Margate Drive; and
IYNEREAS, an altez•nate plan of development, Exhibit "C" was offered which would
include those properties on the north side of Berry Avenue and Margate Drive; and
K~~, if further commercial Qncroachment were permitted into the residential
subdivision development to the south, deterioration of those properties in the sub-
division might take place.
NOM, THH2EIaRE, BE IT RFSOLVID that the City Planning Commission of the City
of Maheim does recortanend to the City Council of the City of Anaheim that Area
Development Plan No. 8, Exhibit "B" be approved as a feasible means of provfding
secondary access for any commercial development of those properties fronting on
the south side of Ba!1 Road between Palm and Iris Streets.
BE IT FURiHER RE90LVED that if evidence is submitted in the future indicating
that Plan "B" is not a feasibie plan of development, alternative methods may be
recortmended for adoption.
