; 1HAT PETITION FOR VARIANCE N0. 1687 BE GRANTED
WHEREAS, the City Planaina Commisaloa of the City of Maheim did receive a vedfled Petition for Vadaace
fmm LEO A. AND BESS C. ELKINS, 932 South Lemon Street, Apartment "L", Anaheim, California,
Owners, of certain real property situated in the City of Anaheim, County of Orange, State
of California, described as Lots Nos. 1 and 2 of Tract No. 3222

i. That the petitinner requests a variance from the M aheim Municipal Codes Section
18.28.050(~+-b) for waiver of th~ one-story height limitation within 150 feet of R-1 Zoned
property; Section 18.28.050(1C-a) foF waiver of the minimum 1} covered parking spaces for each
dwelling unit; Section 18.28ti050(6-e1 for waiver of the required landscaping in Bide yard; and
Section iH.28.05fi(ti-b-2) tor waiver oi minimum reyuired si~9P vards Lo construcL tw•o 2 otory
apartment tmits by.adding one unit each to two existing tufldings.
~'Ihat a letter was submittEd by the etitioner requesting withdrawal of his request for
waivez of the one story height limitation wi~hin 150 feet of R-1 zoned property.

NOW, THEREFORE, BE IT RFSOLVED that the Maheim CIty Planning Commisaion does hereby grant sub)ect
Petltion for Vadeace, upon the following conditions which are hereby found to be a neceasary pcerequis;te to the pm-
poaed uae of the subject propeety in order to preserve the safety and general welfare of the ClUzens of the City of
Anehdm.
1. That the damaged and/or hazardous sidewalks shall be repaired along Lemon Street, as
required by the City Engineer and in accordance wlth standard plans and specifications on file
in the office of the City Engineer.
2. That trash storage areas shall be provided in accordance with approved plans on file
with the office of the Director of Public Works.
3. That the owner~ of sub3ect property shall pay to the City of Maheim the sum of 525.00
per dwelling units only, to be used fer park and recreation purposes, said amount to be paid
at the time the building permit is issued.
4. That Condition Nos. 1 and 2 above mentioned, shall be complied with prior to final
building inspection.
5e That subject pzoperty shall be deveioped substantialiy in accordance with plans and
specifications on file with the City of Anaheim, marked Exhibit Nos~ 4, 6, and 7,
THE FOREGOING RESOLUTION is aigned and approved by me this 11 of March~ 1965.
