ADOPTION OF AREA LEVEIAPIAFM PLAN FD. 16
YfHFAFAS, in order to conform with the G0, Commercial Office, Zone requirpments
at the.time the Planning Comnission recommended a change in zone to the G0, Commercial f
Office Zone of Reclassification No. 64-65-79, an area deveiopment plan was prepared
ah:wing the eecondary circulati:.n to the east of properties fronting on Harbor
BoulavaTd betwsen Santa Ma and Water Streets; and
VfHERFlS, Area Development Plan No. 2 was approved for the feasible development
of the west side of Harbor 3oulevard between Santa Ma~and Water Streets, also showing
the secondary circulation of an ~lley westerly of Harbor Boulevard; and
WHERE4S, an alley presently exi::'~s on the easterly boundaries of properties of
ihe Harbor Boulevard frontage lots which extends between Santa M a and Water Streets,
the northerly 200: feet of said alley is not a dedicated alley, and the existin~ alley
does not meet the City's stzndard of 20 feetj
WHIItEAS, if said alley is dedicated, widened and improved, it will provide for
access from the Harbor Boulevard properties at such time as the City will require
dedication of acces~ rights to Harbor Boulevard from said properties; and
WHEFtFJ~S, when the ,ltioate right-of•;nay of Harbor Bouleva~d is obtained
individual lot sizes will be reduced to 4,850 square feet, making individual ~ievelop-
menL of these parcels somewhai unfeasible, therefore, a land assembly program would
be more practicil;
WHERFJIS, Exhibit "A" provides a means for the develo~aent of those properties
under consideration in Area Development Plan No. 16; however, if subse~~ent evidence
is snbmitted which proves that Exhibit "A" or a combination of Exhibits "A".~nd "B"
is more feasible, this Area Development Plan may be amended to provide for a more
te^:pa±ible dQv~~l^r^:en*. of the Fropertiesj and
WHFREAS, four persons representing owners of Properties under consideration
in both Exhibits "A" and "B" of Area Development Plan No. 16 appeared before the
Cortmission to express their interest in the ultimate davelopment of their properties.
NOW, THFREInRE BE I? RE90LVED that the City Plannfng Commission of the City
of M aheim does recommend to the City Council of the City of M aheim that Exhibit "A"
of Area Development Plan No. 16 be adopted as a feasible means of development based
on the foregoing findings;
BE IT FURTHER RFSOLVID that Exhibit "B" be retained as an alternate means of
development iF subsequent evidence indicates that Exhibit "B" is a more compatible
and feas!'te means of developing those prop~rties on the east side of Harbor Boulevard
and the west sida of Helena Street between Santa Maand Water Streets.
