' (~ ~ ~ NOW, THEREFORE, BE IT RESOLVED that the Mabeim City Planning CommIsaion does hereby grent subJect petitiron for Conditional Use Permit, upon the following conditione which ere hereby found to be a neeess~ry prerequisite to the peoposed use of the subject property in order to prese~ve the safety ~nd general welfere of the Citisens aEthe Clty oE Anahdm: le That street improvement plans shall be prepared and all engineering requirements ofthe City of Maheim along Lincoln Avenue, such as cvrbs and gutters, sidewalks, street grading and paving, drainage faailities, or other appurtenant work shall be completed as required by the City Engineer and i~ accordance with standard plans and specifications on file in the office of the City Ertgineers or that a bond in an amount and form satisfactory to the City of Anaheim shall be posted with the City to guarantee the installation of said engineering requirements. 2. That the rnmer of subject property shall pay to the City of Anaheim the sum of 52.0~ ptr frnnt foot along Lfncoln Avenue, for street lighting purposes. 3e That tfie oamer of subject property shall pay to the City of Anaheim the sum of 15~ per front foot.aloag.Lincoln Avenue, for tree planting purposes. 4. That trash storage areas shall be provided in accordance with approved plans on file with the:office of the Director of Public Works. 5. That fire hydrants shali be instalied as required and determined to be necessary by the Chief of the Fire Department. ~. 'fi~at Coridition #Fos. t. 2. and 3, above mentioned, shall be complied with prior to the time that the Building permit is issued or within a.period of 180 days from date herenf, which- ever occurs first, or such further time as the Commission or City Council may grant. 7. That Condition Nos.495 aid 8, herein mentioned, shall be complied with prior to final buiiding inspection. A. That subject property shall be developed ~ubstantially in accordance with plans and specifications on f.ile.vrith the City of Maheim, marked Exhibit Nos..l through 7, provided how~ver, that a 6-foot ~nasonry wall shall be constructed on the east, south, and west property lines, as stipulated by the petition~r. 9. That all air-conditioning facilities shall be properly shielded from view from abut- ting streets, prior to final building inspection.
