WHEREAS, the City Planning Commissioa of the City oE Meheim dld receive a vedfied Petition for Reclessi8ca-
tionfrom BUfLER 8 HARBOUR, INCORPORATED, 2283 West Lincoln Avenue, Anaheim, California, and
ADOLF~SCAOEPE, 18D0 Via Barton, Anaheim, California, Ownerss BUI'LER 8 HARBOUR, INCORPORA'I'~D,
2283 West L'incoln Avenue, Anaheim, California, Agent, of certain real property situated in
the City of Anaheim, County of Orange, State o£ California, as described in Exhibit "A"
attached hereto and referred to herein as though set forth in full

WHEREAS, the City Plaaaing Commisaion did hold e public headng at the City Hell in the City of Maheim on
March 29 ~ 2965 ~ at 2:00 o'clock P.M. aotice of seid public headng having been duly given as requtrod by
law and la accordance with the p~oviaioas of the Meheim Municipal Code, Chepter 18.72, to heer and consider evideace

therewith; and

1. Tl+at the petitioner pmpoaes a reclaesiEication of the above deacribed propecty from the R-1~ One Femily
Residentfal, ZonE to the R-2, Multiple Family Residential, Zone to develop a planned
reside ti 1 develo ment~.
2•Qha~ tfie pro~ose reclassif ication is in an area covered by the Yorba Linda General lan,
and the change to the R-2,..1Rultiple Family Residential, Zone with the limitation of eight
dwelling units per net residential acre does not warrant an amendment to the General Plan.

5. That the petitioner stipulated to a maximum density of eight (8) units per net acre.
6. That the recommendation of approval of the proposed reclassification shall not.be
deemed as setting a precedent for other future developmP~t of adjacent.properties, due to the
fact that suh~ect property has a flood controi channel bisecting its, whereas adjacent
properties would not be confronted with a similar problem.
7. That the petitioner stipulated to the submission of plans and elevations at the
time a conditional use permit for a planned residential development is submitted for
consideration~ therefore, exhibits as submitted, are to be considered as concepts of develop-
ment rather than precise plans.
8. That no one appeared in opposition, and a letter was received approving subject
petition.

R-1, One-Family Residential, Zone, and to incorporate said described property into the R-2,
Multiple-Family Resic+ential, Zone, upon the following conditions which are hereby found to
be a necessary prerequisite to the proposed use of subject property in order to preserve the
safety and 9eneral welfare of the citizens of the City of Anaheim:
1. That tsash storage areas shall be provided in accordance with approved plans on file
with the office of the Director of Public Works.
2. That fire hydrants shall be installed as required and determined to be necessary by
the Chief of the Fire Department.
3. That the owners of sub3ect property shall pay to the City of Maheim the sum of $25.00
par dwelling unit, to be used for park and recreation purposes, said amount to be paid at the
time.the building permit is issued.
4, That a Final Tract Map of sub,ject property be approved by the City Council and
recorded in the office of the Orange County Recorder,
' 5. That the completion of this reclassification proceeding is contingent upon the
granting of.~a conditional use permit for a planned residential development.
6a That Condition Nos. 1 and 2, above mentioned, shall be complied with prior to final
building inspection.
