WHEREAS, sald Commiesion, after due inapectioe, investigation, end atudy made by itself and ia its behalf,

hctr.
1. That the petitioner requenta a vedance from the Anaheim Municipal Code: Section 1R.24.030(1) which
requires a 25-foot front yard setback to permit a variable 15~30 foot setback; 2) Section
18.24.030(3) which requires a 25-foot rear yard to permit a veriable 15-25 foot setback;
3) Section 18.24.030~4), Section 18020.030(2-b) which requires a 12~ foot minimum side
yard setback on a reversed corner lot to permit a 9-foot side yard setback; and 5)Section
17.08e100(c) which requires a 78~5 foot width for reversed corner lots to permit variable
widt~s on subject property.
2. That the requested variance is not necessary for the preservation and enjoyment
of .a substantial property right possessed by other property in the same vicinity and zone,
and denied to the property in questiona
3. That the requested variance woald create a large subdivision of sub-si,ndard R-1
lots with substandard streetso
4. That the requested variance, although proposed in accordance with the County of
Orange standards will be granting a privilege to the petitioner not normally granted to
other developers wh~ are required to develop R-1 tracts to the City of Maheim s~tandards.
5. That to grant the requested variance wuuld establish a precedent for development
of similar land in the northeast Maheim area, and subsequent requests for similar waiver
of code requirements.
6. That no one appeared in opposition to subject petition.
