1. That trash storage areas shall be provided in accordance with approved plans on file with
the office of the Director of Public Morks.

Y ineer and in accordance rsith standard plans and spec fications on
the city ~,yi~~.
3. That the ownexs of subject property shall pay to the City of M aheirt: the sum of 52.00 per
front foot along Beach Boaleverd, for street lighting purposes.
4. That Che aaners of subject property shall pay to the City of Maheim the sum of 15~ per
frant foot a~ong Beaat+ 8oalward, for tree planting purposes.
5. I'hat Condition Nos. 3 and 4, ebove mentioned, shall be complied with prior to the time that
tAa building parmit ~s issu~d or within a period of 180 days from the date hereof, whichever occurs
first, or such further ti+ne as the Comaission or City Council may grant.
6. That Conditior- Nos. 1 and 2, ab~re mentioned, shall be complied with prior to final build-
ing inspection.
7. That subject property shall be developed substantially in accordance with plans and specifi-
cations on file with the City of Maheia~, marked Exhibit Nos. 1, 2, and 3.
8. i'hat all air-conditioning facilities shall be properly shielded from view from abutting
streets prior to final buildirtg 3nspection.
9. That an irrevocable deed of easement be recorded in the office of the Qrange County Recorder
for the privete rosd kno~rn as Lynrose Drive, to provide access for the multiple family development
to the east of subject property, prior to final building inspectione
10. That a modified cul-de-sac, with curb break, shall be constructed on the cortenercial property
northerly of subject property, as stipulated by the petitioner.
