to the City Council of t6e City of M~heim th~t aubject Petition for Reclu~i8c~tion be ~ppioved ~ad, by ao doing,
that Tttle 18-Zoaiag of the An~heim NaniMp~l Code be ~meaded to e:duda the ~bove desccibed property fcom the
R-A, Agricultural, 2one, and to incorporate said described property into the C-1, General
Commercial, Zone, upon the follawing conditions which are hereby found to be a r~ecessary
pierequisite to the proposed use of sub3ect property in order to preserva the safety and
general welfare of the citizens of the City of Anaheim:
1. That all po~nts.of access shall be subject to the approval of the State Division of
Highways and the Traffic Engineer of the City of Anaheim.
2. Thzt street improvement plans shall be prepared and all engineering requirements of the
City of Anaheim along Imperial Highway and Santa Ana Canyon Road, such as curbs and gutters,
sidewalks, street grading and paving, drainage f acilities, or other appurtenant work shall be
completed as required by the City Engineer and in accordance with standard pians and specifi-
cations on file in the office of the City Engineer; or that a bond in an amount and form sat-
isfactory t~ the City of Maheim shall be posted with the City to guarantee the installation
of said engineer.ing requirements.
3. That the owners of sub~ect property shall pay to the City of Anaheim the sum of $2000
per front foot along Imperial Highway and Santa Ana Canyon Road, for street lighting puproses„
4. That the owners of sub3ect property shall pay to the Ciiy of M aheim the sum of 15¢
per front foot along Imperial Highway and Santa Ma Canyon Road, for tree planting purposese
5. That trash storage areas shall be provided in accordance with approved plans on file
with the office of the Director of Public Works, prior to final build:ng inspectioo
6. That Condition Nos. 1, 2, 3, and 4, above mentioned, shall be complied with within a
period of 180 days from the date hereof, or such further time as the City Council may granta
7. That subject property shall be developed substantially in accordance with plans and
specif ications on file with the City of Maheim, markpd Exhibit No. 1, Revision Noo 1.
8. That all air-conditioning facilities shall be properly shielded from view from abutt-
ing streets, prior to final building inspectiono ,
