WFIEREAS, the City piauniag Commiaaion of the City of Meheim did recelve a ved8ed Petition for Vadence
frO~ AMON E. ROBERTSON, 898 South Harbor Boulevard, Anaheim, California, Owner, of certain
real proFerty situated in the City of Anaheim, County of Orange, State of California,
described as the Southerly 58.50 feet of Lot 9 of the Orchard Park Tract, as shown on a
map thereof recorded in book 7, page 6, Miscellaneous Maps, records of said Orange County;

1. Thet the petiUoner rcqueate a wdance from tMe Aaeheim Mualcipal Code: Section 18.40, 070(5-a ) which
requires that where an automobile parking area abuts R-1 zoned property that trees shall be
planted along the R-1 zone boundary so as to provide an effective screen five years after
planting, to permit the conversion of the existing structure without the required tree
planting.

Petittoa for Vadance, upoe the following oondltions which are hereby Eound to be a necessary pretequisite to the pra
poeed nse of the subject pmperty in order to presern the safety aad genenl welhre of the Citizens of the City of
Anahdm.
1. That trash storage areas shall be provided in accordance with approved plans on file
with the off ice of the Director of Public Morkse
2. That the sidewalks shall be installed along Vermont Street, as required by the City
Engineer and in accordance with standard plans and specifications on file in the office of
the City Engineer.
3. That this variance is granted subject to the compl~tion of Reclassificatio~ No.
64-65-131.
4. That Condition Nos. 1 and 2, above mentioned, shall be complied with prior to final
building inspection.
5. That subject property shall be developed substantially in accordance with plans and
specifications on file with the City of Maheim, marked Exhibit No. 1.
6e That all air-conditioning facilities shall be properly shielded from view from
abutting streets, prior to final building inspection.
