NOM~ Tl~ffREPORE, BE IT RESOLVED that the Maheim City Planning Commission does hereby
grant subject Petition for Gonditional Use Permft, upon the following conditions which are
hereby found to be a necessary prerequistie to the proposed use of the sub~ect property in
order to preserve the safety and general vrelfare of the Citizens of thP City of Anaheim.
1. That the owners of subject property shall deed to the City of Maheim a strip of land
45 feet in width, from tha center line of the street, along Harbor Boulevard for street widen•
ing R~'Poses.
2e That the owners of subject property shall pay to the City of Anaheim the sum of 15t
per front foot along Harbor Boulevard, for tree planting.purposes.
3. That the sidewalks shall be..installed along Harbor Boulevard, at the ultimate grade
and location, as required by the City Engi~eer and in accordance with standard plans and speci-
fications~ on file in tt~e office of the City Engineer.
4. That trash storage areas sAall be provi~~d in.accordance with epproved plnns on file
w;th the office of the Director of Public Morkse
5. That f ire hydrants shall ba installad as required and determined to be necessary by
the Chief~of the Fire Depertmento ,
6. That the vehlcular acaess rights to Be11we Drive and the alley along the west propertyl
line ~ha11 be dedicated to the City of Anaheim. i
7. That Condition Nos. 1, 2 and 6, above mentioned, shall be complied with prior to the
t~ ~at the building permit is iseued or within a period of lA0 days from date hereof, which-
ever occurs first, or such further time as the Commission or City Council may grar~t. '
6, That Candition Nos. 3, 4 an;z 5, above mentioned, shall be complied with prior to final
buildin~ inapection.
9e That subjact property shall be :,~veloped substantially in accordance with plans and
ypacifications on file with the City of Maheim, marked Exhibit Nos. 1 and 2, provided, however
that the proposed structure shall be relocated northerly 4-5 feet to provide 90 degree .angle
parkSng and further provided that access shall be to Harbor Boulevaxd only, as stipulated by
the Petitionero
10. ?hat all air conditioning facilities shalt be properly shielded from view from abutting
streets, prior to final building inspectione
11. That a 6-foot.masonry wall shall be constructed alony the south~rly and westerly
property lines, adjacent to the pro~osed parking area and private drivee
