R-A, Agricultural, Zone, and to incorporate seid described property into the C-1, General
Co~ercial, Zone, upon the following conditions which are hereby found to be a necessary
prerequisite to the proposed use of subject property in order t~ preserve the safety and
general welfare of the citisens of the City of Anaheime
1. Yhet fihe owners of sub~ect property shall deed to the City of Maheim a strip of land
45 feet in width, from the center line of the street,along Orange Aves~ue, including a 25-foot
radius corner return, for st.reet wideninq purposes.
2. That street improvement plar~s shall be prepared and all enqineertng reqvirements of the
City of Maheim along Orange Avenue and Beach Boulevard, such es curbs and gutters, sidewalks,
strePt grading and paving, drainage facilities or other appurtenant ~rork shall be completed as
required by the City Engineer and in accordance with atendard plane and spe-~fications on file
in the office o~ the City Engineer; or thet a bond in an ar¢ount and :orm satisfactory to the
City of Mahe3m akell be posCed with the City to guarantee the installation of said engineering
requ3rements.
3. That the owners of sub~ect property shall pay to the City of Maheim the sum oi 15~ per
front foot along Orange A,enue and Beach Boulevard, for tree plan~ting purposes.
4. ihat the owners of sub~ect property shall pay to the City of Anaheim the swn of 52.00
per front foot aloag Orange Avenue and Beach Boulevard, for street lighting purposes.
5. That trash storage areas shall be provided in accordance with approved plans on file
with the office of the Director of Public llorks.
6. That fire hydrants shall be installed as required and determined to be necessary by
the Chief of the Fire Depaztment.
7. That Condition Nos. 1, 2, 3, and 4, above mentioned, shall be complied with within a
per.iod of 180 days from the date hereof, or such furthQr time as the City Council may grant.
8. ihat all air conditioning facilities shall be properly shielded from view from abutting
stree+s.
9. That Condition Noso 5, 6, and 6, above mentione~i, shall be complied with prior to fina]
building inspection.
