therewith; and
WHEREAS, said Commission, after due inspection, investigetion, end study mede by itself end in ita behelf, and
after due consideration of ell evidence and reports offered at said hearing, does Eind and determine thc following facts:
1. That the petitioner proposes a reclassificntion of the above described property from the R-1, One-F~mily
Rrsidential, Zone to the C-0, Commercial Office, Zone to utilize existing residential struc-
tures for office purposes~
2~ That the~proposed reclassification is in conjunction with a past amendment to the
General Plan, know;, as General Plan Amendment Noa 5R.
3 That the proposed reclessification of sub,ject property is nP,;essery end/or desirable for the orderly end pro-
per development of the community.
~~ ~ Thet the proposed reclassification of subject property does properly relutr to the zones end their permitted
uses locally established in close proximity to subject property and to the zones and their pPCmitted uses generally esteb-
lished throughout the community.

and standard improvement ~f abutting streets because said property does relate to and ak~ut
upon ~treets and higl~~~ays wh:.ch are partially improved to carry the type and quantity of
