law and In accordence with the provisions of the Anahelm Nfunicipal Code, Chepter 18.72, to hear end consider evidence
for and egalnst said proposed reclessificetioii end to I~~vestigete and meke findings and recommendetions in connection
therewith; and
W~EREAS, seld Commission, efter due inspection, investigation, and study made by itself and in its behalf, end
efter due considera4ion of all evidence and reports offered et said hearing, d~es find end determine the following facts:
1. That the petitioner proposes e reclasaificetion of the above described property Erom the R-A~ Agricultural,
Zone, to the C-1, General Commercial, Zone to es~ablish a commercial shopping center.,
2~ That the proposed reclassification, if approved, constitutes such a minor deviation
that no immediate amendment to the General Plan is necessary; however, its rel.ationship to
the existinq General Plari symbol will be co~sidered in the next annual review,
3. Thet the proposed reclassificetion of subject property is necessary and/or desirable for the orderly end pro-
per developnrent of the community.
4. That the ptoposed teclessification of subject property does properly relate to the zon,ss and their permitted
'•^~o :a~a:ly estebllshcd in close proximity to subject property end to the zones and their permitted uses generally estab-
liahed throughout the community.
5o That the proposed reclassification uf subject property does not require dedication

NOW, THIsf2EFORF,, BE ITt RESOLVED that the Anahelm City Plenningf Commiasion doea hereby recommend
to the City Council of the Clty of Aneheim that eubJect Petltlon tor Racleeditlcation be approved and, by so dcing,
thAt Title 18-Zoning of the Anehelm Municlpel Code be emended to exclude the above described property froi,~ the
R•-1, One-Family Ftesidential, Lun~ ({~ar.cel No~ 1) and f2-A, Agricultural, Zone (F'arcel No, 2),
and to incorporate saicl described proporty into the C~1, General Cornmercia.l, "Lone (Narcels
Nos., 1 and 2) upon the followin9 conditinns which are horeby found to be a necessary prew
requisite to the proposed use of subject property in order to preserve the safe~.y and general
welfare of the c.~tizens of the Cit,y of Anaheims
1,. 1'hat street improvom~?nt plans shall be preparecJ and all englneering requirements nf
the City of Anatelm along I,incoln Avenue, such a, curbs and gutters. sidewalks, street grading
