lew and in accordance with the proviaions of the Mehetm 61unicipal Code, Chapter 18,64, tn hear end consider evidence
for And ogAinst seid pioposed conditionat use and to investigate and mpke Elndinge and recommendations in connactton
therewith; and
1, Thet the proposed use is properly one for which n Conditional Uqe Permit is euthorized by this Code, to wit:
estahlisl~ a 1~1-story private c]ub building and a banking institution with r.etail commercial
and restaurant facilities with waiver of the 50-foot setback along arterial highways in an
industrial area to permit varied 25~•Foot and 45-foot setbacks on subject property.
2. That the proposed commercial use will adversely affect the adjoininq land uses
already established For industrial purposes and tf~e growth and development of the Soui:heast
Ind~strial Area in whir.h it is proposed to be located~
3. That industries nave been established in close proximity tc~ subject property on
the premise that the city of Anaheim would guarantee tl~at properties zoned for industrial
purposes would be so developed, and to grant subject petition would be refute and actual
or assumed guarantee so made, by permitting commercial developmen{: with its increase in
traffic into the industrial area~
4. That the proposed use is incompatible wi+.h tf~e industrial development already
established in the area, and the granting of subject petition might set a pattern of develop-
ment of those remaininq industrial properties for commerci.al uses.
