P. WOLfiE, 629 South Spring Street, Los Angeles, California, Agent of certain real property
situated i.n the City of Anaheim, County of Orange, State of Californta, described as being
the South 295.00 feet of the West one-half of the Southeast quarter of Section 8, Township 4
South, Range 10 West in the Rancho Los Coyotes as per map thereof recorded ir, Aook 51 page 10
of Miscellaneous Maps, records of said County lying easterly of the oasterly line of Crescent
Way as described in Parcel 2 in the deed to the ~ity of Anaheim, recorded November 1, 1957

WHEREAS, said Commission, after due inspection, investieation, and study mede by itaelf and ie its befialf, and
efter due consideration of ell evidence and reports offered et said heering, does find and determine the followln6 f~ctr:
1. That the petitioner prop oses a reclessification of the ebove deacribed property from the R-A~ Agricultural
Zone to {:he C•-1, General Commercial, Zone to establish a complex of retail stores.
2. That the proposed reclassification is considered in conjiinction with General Plan
i4rr.endment No. 67.
3. Thet the proposed rtclessificetion of subject property is necesaery end/or desirable (arr the ari~rly ~t pw-
per developnrent of the community.
4. That the ptoposed teclassification of subject property do~s properly relate to the a~~ ~ tle~ir ~
uses locelly esteblished in close proximity to subject property and to the zones and their permitted xaM ~~c~i~ly wl~--
lished throughout the community.
F. That the propused reclassification of subject pr~~erty does not require dedicatian
for but does require standard irnprovement of abutting streets because said property does
relate to and abut upon streets and highways which are partially improved to carry the type
and quantity of traffic, which will be generated by the permitted uses, in accordance with
the ci.rculation element of the General Plano
6. That no one appeared in opposition to subject petition.

NOW, THEREFOR~, BE tT RESOLVED that the Anaheim City PlanninQ .Commieslon d ~ea heceby recommend
to the Clly Councll of the City oE Anaheim thot eubJect Petition for Reclaeslticetion be e; proved end, by Po doing,
that Tltle 18-Zoning of the Aaehnlm Munlcipel Code be ame~ded to exclude the above deacribed property from the
R~A, Agricultural, Zone, and lo incorparate said described properi.y in1:o the C-1, General
Commercial, Zone, upon the following conditions which are fiereby found to be a necessary
preroquisite to the proposed use of subject property in order to preservp i:he safety and
gener~~~l wQlfare of the citizens o'f the Ci'ty of Anaheimi
1. That street impravement plans sha11 be prepared and all engineering requirem~ncs of
the Ci~:y of Anaheim a.long Lincoln Avenuey such a~ r,urb~ and gutters, sidewalks9 screet grading
and paving, drainaye facilities, or othor appurienant work shall be r,ompleted as requlred by
the Clty Engineer and in accoi•dance with standard plan, and specification~ on file in the office
of the City Engineer~ or that a bond ln an amount and fo.rm satisfactory to ttie Clty of :,naheim
shall be posted with the City •to guarantee the installation of said e7gineering requirements.
2. That 1;he owner of subject property shall pay to the City oF Anat~eim the sum of $2.~0

3~ That the owner of sub~ect property shall pay to the Clty uf Anaheim the sum of 15~ per
fronl fooi: along Linco'ln Avenue and Creccent Wayy for tree planting purposes~
4. That the sidewralks and drivetivays shal: be installed along Crescent Way, as required by
the City Enginee.r and in accordance wlth standard plans and specifications on file i.n the office
oP the City Engineer~
5. That trash ~toragc areas shali be provided in accordance with approved plans on file
with the office of the DirQCtor of Public Works„

of 18U days from date hereof, or such further time as the City Council. may granto
