lar.uary 31 ~ 1966, at 2:00 o'clock P.M. notice oE said public hearing heving bee~ dul
law and in accordence wIth the provisIons of the Anaheim Municipal Code, Chapter 18,72, to hoer R ide onsiderevi ence
for end ageinst seid proposed reclassification end to investigate and make fiadings and reccmmendetions in connectIan
therewith; and
WHEREAS, said Commission, efter due inspection, investigetion, end study made by itselE end in its behelf, and
after due conslderation af all evidence end reports offered at seid hearing, does find and determine the following facts:
1. Thet the petitioner proposes e reclassificetion oE the above described property f:om the R-•A, Ag:ricultural,
Zone t.o the R•-3y Mu:tiple Family Residential, Zonn t;o estabiish a planned residential
development on subje~c property~
2,~ That the proposed rec~,assification is in conformance H~ith the General Plano
3. That the proposed reclassificetion of subject property is necessery and/or desirable for the orderly and pro-
per developnrent oE the community.
4. Tliet the proposed reclassification of sub;ect property does properly relete to the zones and their permitied
uses locelly established in close proximity to subject property end to the zones and their permitted uses generally esteb-
lished throughout the community.
5,. That the proposed reclassification of subject property does require dedication
for and standa.rd imp.rovement oE' abutting streets because said property does relat.e to
and abut upon streets and highways which are partially improved to carry the type and
