WHEREAS, the City Planning Commisslon did hold e public heering at the City Hall in the Clty of Aneheim on
Jariuary 31, i966~ at 2:00 o'clock P,M, notice of said public hearing having been duly given es required by
lew and in eccordance with the provisions of the Anaheim Municipel Code, Chepter 18,72, to hear end conslder evidence
for end egainst said proposed reclesslficetion and to investigate and make ftndings end recommendationa in connection
therewith; end
WHEREAS, said Commission, after due inspectton, investigation, and study mede by itself end In Its behalf, and
after due consideration of ell evidence and reports offered et seid hearing, does find end determine thC following facts:
1. That the petitioner proposes a reclassification oE the above described property from the R-A,, Agricultural,
Zone to the R-ly One Family Re~identialy Zone subdivid.~g sub,ject pc•opert~y tnto 25 R 1 lots~
2~ That the prop~sed reciassificat:on is in conformance with the General Plan

3. Thet the propoaed reclassificetion oE subf ect property is necessery and/or desireble for the orderly and pro-
per developnrent of the community.
4. That the proposed reclessificetion of subject property does properly relete to the zones end their permitted
uses locally established in close proximity to subject property and to the zones end their permitted uses generally estab-
lished throughout the community.
5~ That the proposed reclassification of subject property does require dedication for and
standard improvement of abutting streets in accordance with the circulation element of the
General Plan, because said property is proposed for a use which v~ill generate traffic in excess
of that generated by the existing agricultural usee
6o That prior to the approval of the final tract map, the City Council is urged to make
f'inal determination as to whether or not the park site shal: be ar.quired northerly of Tract
No~ 613~y Revision No„ ly and if it is determined that the park site sha'll not be acquired,
the devc~loper should dedicate and improve the entire width of Dutch Avenue prior to the apqroval
of a final tract mapa

to the City Councll of the City of Aneheim thet aubject Petitlon Eor ReclaeaiElcatlon be approved end, by eo doing,
thet Title 18-Zoning of the Anoheim Municipal Cude be amRnded to exclude the above descrlbed property from the
H~'A, Agricultural, Zone, and ln incorporate said descz•ibed property into the R-1, One-Farnily
Residential, zane, upon the fotlnwing conditions wl~ich are hereby found to be a necessar~y
~ prcr.equisite to the propasEd use of sub~ect property in order to {~.reserve the safety ai~d
