on February 28~ 1966, ~t 2:00 o'clock P.M., notice of said public henring having been duly given ae required
by law end in eccordanae with the provisions of the Anaheim Municipal Code, Chapter ]8.68, to hear end conaider
evidence for and egeinat said proposed veriance and to investigate and make findings And recommendetions in connec-
tion therewith; end
WHEREAS, seid Commisslnn, after due inspection, inveati~ation, end atudy mede by itself and in its behalf,
and efter due consideration of ell evidence and reporta offered at seid heering, does find and determine the following
fects:
1. That the petitioner tequeats a varience from the Aneheim Municipal Code: Section 1~.RO,ORO whiCh
requires a minimum floor area of 1,225 feet to permit construction of a second detached
935 square foot dwelling on subject property.
2. That there are exceptionel or extreordinary aircumstancea or conditions epplicable to the property involved
or to the intended use of the propecty that do not epply generally to the property or cless of. use in the seme vicinity
and zone.
3. That the requested verience is necessery for the preservetion end enJoyment of a substantial property right
possessed by other property in the seme vicinity end zone, and denied to the property in question.
4, Thet the requested variance will not be meterially detrimentel to the public welfate or injurious to the prop-
erty or 3mprovements in such vicinity and zone in which the property is loceted,
