requires a front setback of ?_5 feet to per.mit a 20-foot setback on ten (10) J.~ts, and a ten
(1G) foo~t setback on one (1) lot; Section 18.24.030(4) and ~ection 17.08.1U0(c) which requfres
a mi n i r r i u r n l o t w i d t h o f 7 0 f e e t a n d a minimum lo t area of 7,200 square feet to permit a single
;amily detached subdivision with r~ foot lot ~nidths and 6,U00 square foot lots, on subject
property.
2. That there are exceptionel or extraordinary cir~umstences or conditions appliceble to the property involved
or to the intended use of the prop~rty thet do not apply generally to the property or cless of use in the same vicinity
and zone.
3. That the request~d variance is necessery for the preservation and enjoyment oE e substantial property right
possessed by other proxrty in the sen~e vicinity and zone, end denied to ihe property in question.
4. That the ~equested varience will not be materially detrimental to ;he public welfate or injurious to the prop-
