law and in accorlanr.~• L~ith ihe provisions of the Anal.eim Municipal Code, Ch pter 18~72, to hear end considerrvidence
for and egeinst said pruposed reclassificetion and to investigate and make findings end recommendations in connection
therewith; And
WNEREAS, seid Commisslon, aEter due inspection, investigation, and study mede by itself end in its behalf, and,
after due consideretlon of all evidence end reports offered et seid hearing, does find end determine the following fects:
1. Thet the petitioner proposes a reclassification of the above described property from the R A., AC3T'1C~11tUT81~
Zone to the C-1, General Com~nercial, Zone to establish a neighborhood convenience shopping
centero
2. That the Commission consiclers that this reclassification would not sat a F~recedent
for commercial development of the vacant property ~t this intersection, and that no amendroer~t
to the General Plan should be made at this time.
3. Tha4 the proposed reclessification of subject property is necessery and/or desi~able [or the orderly and pro-
per developnrent of the community.
4. That the proposed reclassiflcetion of subject property does properly relate to the zones and their permitted
uses locelly esteblished in close proximity to subject property and to the zones and their permitted uses genetally estab-
lished throu hout the community.
